How Much Does It Cost to Rewire a 2BHK Flat in Bengaluru?

Last Updated: September 2026 | Reading time: about 10 minutes

A full concealed rewire of a 1,000 sq ft 2BHK apartment in Bengaluru costs Rs 80,000 to Rs 1.8 lakh in 2026. That is roughly 63 points at Rs 700 to Rs 1,400 each, a distribution board with RCCB at Rs 4,000 to Rs 12,000, chasing and plaster at Rs 12,000 to Rs 28,000, and a repaint at Rs 20,000 to Rs 50,000. Close to 40 percent of that bill is not wire, switch or electrician at all. It is civil work and paint. If you only need extra points, the figure drops to Rs 18,000 to Rs 52,000. Send us your floor plan and we will return a point-by-point count.

What Rewiring a 2BHK Actually Costs in Bengaluru in 2026

Three different jobs hide behind the phrase "rewiring my 2BHK", and they are separated by a factor of ten.

Adding points only costs Rs 18,000 to Rs 52,000. Nothing existing is touched: you cut 6 to 10 new positions into a finished flat and patch afterwards. On myNivasa projects in Marathahalli, a chimney socket, an induction-ready 25 amp point, a geyser MCB upgrade and one bedroom AC point land at Rs 18,000 to Rs 35,000. On our Bellandur projects the average electrical extension came to Rs 52,000 for 8 extra points.

A partial rewire costs Rs 45,000 to Rs 90,000. Kitchen, bathrooms and AC circuits are redone on new cable with dedicated MCBs and the board is replaced. Bedroom lighting circuits are left alone, because they carry almost no load.

A full concealed rewire costs Rs 80,000 to Rs 1.8 lakh. Every circuit comes out, every wall gets chased, and the flat is repainted. Across our Whitefield renovations, electrical work runs Rs 40,000 to Rs 80,000, or 7 to 11 percent of the project budget. The choice between the three is not made by your budget. It is made by what is already inside the wall.

In eight years of Bengaluru renovations I have never seen a homeowner regret a partial rewire. I have seen plenty regret a full one, because they paid for a fortnight of dust to replace copper with twenty years left in it.

  • A 1,000 sq ft Bengaluru 2BHK carries roughly 63 electrical points. Ask for the count in writing before comparing quotes.
  • A standard point costs Rs 700 to Rs 1,400 with material and Rs 350 to Rs 650 labour only, which is why two quotes can differ by half and both be honest.
  • An AC point runs Rs 6,000 to Rs 7,000 per split unit, roughly ten times a light point.
  • Chasing, filling and repainting after a full rewire adds Rs 32,000 to Rs 78,000, close to the wiring bill itself.
  • Most Bengaluru 2BHK flats sit on a 3 kW BESCOM sanctioned load. One 1.5 ton air conditioner, a geyser and a microwave already exceed it.

Four Published Numbers for One Flat, and Why They Disagree

Search for this cost and you get answers that do not overlap. Elmeck Wires publishes Rs 51,875 to Rs 75,500 for a 1,000 sq ft 2BHK. Mountcable publishes Rs 90,000 to Rs 1.9 lakh for the same flat. NoBroker publishes Rs 1.65 lakh to Rs 1.9 lakh.

None is wrong. They price different scopes and none says so. Elmeck is quoting a new building, where walls are open and nothing is made good. Mountcable at the top of its range is quoting premium material alone, before labour. NoBroker is quoting a full overhaul including a new board.

So an online rate tells you nothing until you know three things: is material included, is civil work included, and is the flat empty.

What a Light Point, a 16A Socket and an AC Point Each Cost

Not all points cost the same, and the gap is wider than homeowners expect. A light point is thin cable on a shared circuit. An air conditioner point is thick cable on a circuit of its own, with its own breaker and often a hole cored through an external wall.

Air conditioner point, per split unit4.0 sq mm6,000 to 7,0003

Three air conditioner points alone are Rs 18,000 to Rs 21,000, more than all 22 light and fan points together. This is the commonest reason a quote comes back higher than budgeted: the homeowner counted rooms, the electrician counted loads.

Counting the Points in a 2BHK Before You Accept a Quote

Here is the count we use on a standard 1,000 sq ft Bengaluru 2BHK. Living and dining takes 15 points, the master bedroom 10, the second bedroom 9, the kitchen 13, two bathrooms 8 between them, the utility and balcony 4, and the entry and passage 4. The kitchen number surprises people: separate 16A outlets for refrigerator, microwave and chimney, plus a water purifier point.

That is 63 points, inside the 60 to 80 range Indian contractors quote for a two bedroom flat. If a quote claims 40, someone has left out the kitchen or the air conditioners. Do this count yourself on a printout of your floor plan before you invite anyone to quote. It takes twenty minutes and turns every later conversation into a comparison.

Chasing and Making Good: The Civil Bill Behind Every Concealed Wire

Concealed wiring means a groove cut into plaster, a conduit laid in it, and the groove filled again. On a full rewire that is a few hundred running feet of groove across almost every wall.

Cutting and filling costs Rs 12,000 to Rs 28,000. The repaint that follows costs Rs 20,000 to Rs 50,000, because you cannot patch a chased wall invisibly. Feather a filled groove into old paint and it still reads as a scar in raked evening light. Chase three walls and you repaint the room. Chase three rooms and you repaint the flat.

Add the two and the civil tail is Rs 32,000 to Rs 78,000, against a wiring bill of Rs 44,000 to Rs 88,000. Plaster and paint are very nearly a second wiring bill, and almost no Bengaluru electrician includes them, because almost no Bengaluru electrician paints. This is the real argument for a partial rewire: restrict chasing to kitchen and bathroom walls, which get tiled anyway, and the repaint line disappears.

7 costs a Bengaluru rewiring quote leaves out 2026: chasing Rs 12,000 to 28,000, repaint Rs 20,000 to 50,000, new DB Rs 4,000 to 12,000, ceiling wiring re-cuts Rs 8,000 to 18,000, by myNivasa

Why a Point Added Later Costs Five Times a Point Cut Early

Look again at the Bellandur figure: Rs 52,000 for 8 added points, or Rs 6,500 a point. Then look at the market rate for a point cut during a rewire, Rs 700 to Rs 1,400. The same socket, same city, same year, at roughly five times the price.

The gap is not a markup. It is sequence. A point cut during a strip-down shares its chase, its plaster repair and its repaint with sixty others. A point cut into a finished flat carries all three alone, plus a day of furniture shifting.

So the per point rate is not really a property of the point. It is a property of the moment you decide you want it. A point you think of during design is a Rs 1,000 decision. The same point after handover is a Rs 6,500 decision. So walk your floor plan with a pen and mark where you will actually stand with a phone, a laptop, a vacuum cleaner and a hair dryer.

Aluminium Wiring and Undersized Boards in Pre-2018 Bengaluru Flats

Two conditions decide whether your flat needs the full job, and both are specific to Bengaluru building stock. The first is aluminium wiring. Many apartments handed over before 2018 were wired in aluminium or fitted with undersized breakers. Aluminium moves more than copper at the terminal screw, the connection loosens over years, and a loose connection heats. Replacing aluminium with copper across a 3BHK costs Rs 25,000 to Rs 45,000 on our published rates. If an electrician opens your board and finds silver-grey conductors rather than copper-coloured ones, the partial option is off the table.

The second is the sanctioned load. A Bengaluru 2BHK is typically connected at 3 kW with a single 2 pole 25A RCCB rated at 100 mA, one 25A main breaker and 10 to 12 smaller breakers at 16A and 10A, a configuration Citizen Matters sets out in detail. Add a 1.5 ton air conditioner at roughly 1.5 kW, a geyser at 2 kW and a microwave at 1.2 kW, and three appliances have taken you past 3 kW.

That matters more than the wire you choose. Enhancing a BESCOM sanctioned load is a separate application that cascades into cable, breaker and sometimes meter replacement. Rewiring in premium copper while leaving a 3 kW ceiling in place buys better conductors inside the same bottleneck. Check the sanctioned load on your bill first.

Frequently Asked Questions About 2BHK Rewiring Cost

How much does it cost to rewire a 2BHK flat in Bengaluru in 2026?

A full concealed rewire of a 1,000 sq ft 2BHK in Bengaluru costs Rs 80,000 to Rs 1.8 lakh in 2026: roughly 63 points at Rs 700 to Rs 1,400 each, a distribution board at Rs 4,000 to Rs 12,000, chasing and plaster at Rs 12,000 to Rs 28,000, and a repaint at Rs 20,000 to Rs 50,000. A partial rewire costs Rs 45,000 to Rs 90,000, and adding 6 to 10 points without rewiring costs Rs 18,000 to Rs 52,000.

How many electrical points does a 2BHK apartment have?

A 1,000 sq ft Bengaluru 2BHK has about 63 electrical points: 15 in living and dining, 10 and 9 in the two bedrooms, 13 in the kitchen, 8 across two bathrooms and 8 across utility, balcony, entry and passage. Indian contractors quote 60 to 80 points for a two bedroom flat. A quotation showing fewer than 50 has usually left out the kitchen appliances or the air conditioner circuits.

Does a rewiring quote include repainting the walls?

Almost never. Concealed wiring needs grooves chased into plaster, and filled grooves stay visible under raked light, so the affected rooms need repainting. Chasing and making good costs Rs 12,000 to Rs 28,000 on a Bengaluru 2BHK and the repaint a further Rs 20,000 to Rs 50,000, together Rs 32,000 to Rs 78,000. Ask in writing whether both are included before signing.

Do I need to increase my BESCOM sanctioned load when rewiring?

Often yes. A Bengaluru 2BHK is typically connected at a 3 kW sanctioned load with a single 25A 100 mA RCCB and 10 to 12 smaller breakers. A 1.5 ton air conditioner, a geyser and a microwave together already exceed 3 kW. Load enhancement is a separate BESCOM application that can require new cable, breakers and sometimes a new meter. Check the sanctioned load on your bill before approving a quotation.

Limitations, Sources and Final Word

These figures apply to Bengaluru apartments in 2026 and assume reasonable site access. Towers with restricted working hours or society contractor deposits run higher, and independent houses on three-phase supply follow different circuit design. Every number here is a band, not a promise.

Sources: our own published Bengaluru project rates and bills of quantity; the Bureau of Indian Standards IS 732:2019 Code of Practice for Electrical Wiring Installations; Citizen Matters on BESCOM sanctioned load and distribution boards; and 2026 Bengaluru wiring ranges from Mountcable and AECORD, for market comparison only.

Get the point count before you get the price. An electrician quoting Rs 1,000 a point is not cheaper than one quoting Rs 1,300 if the first counted 45 points and the second 63. Count them yourself, hand the count to everyone who quotes, and the comparison becomes honest.

Bedroom window and balcony slider in a Bengaluru apartment before uPVC replacement, 2026, by myNivasa

What Does uPVC Window Replacement Cost in Bengaluru?

Last Updated: September 2026 | Reading time: about 10 minutes

Most Bengaluru window quotes price the frame and the glass, then stop. Three lines are almost always missing, and together they add 20 to 30 percent: prising the old frame out, taking the MS grill off and refitting it, and making good the plaster at the reveal. With those in, replacing one window in a Bengaluru flat in 2026 costs about Rs. 5,200 for a 2 by 2 foot bathroom vent and about Rs. 54,000 for an 8 by 7 foot balcony slider, GST included. A seven opening 2BHK in mid tier uPVC, retrofitted into the existing holes, lands between Rs. 95,000 and Rs. 1.25 lakh. What moves that number is not the profile brand but whether the old opening is reused or cut wider, a decision that swings civil work from Rs. 500 to Rs. 12,000 per window. Send myNivasa a photo of one window with a tape across the opening and we will price the flat.

The two opening types myNivasa replaces most often in Bengaluru flats.

What a Retrofit uPVC Window Costs Per Opening in a Bengaluru Flat

Windows are sold by the square foot of the opening, not by room area and not by the piece. myNivasa publishes a Bengaluru band of Rs. 400 to Rs. 700 per square foot for uPVC supply, with fitting a further Rs. 150 to Rs. 300. Take the mid point, Rs. 550 plus Rs. 225, and every opening prices itself at Rs. 775 per square foot.

So a 4 by 4 bedroom window is 16 square feet, or Rs. 12,400, and an 8 by 7 balcony slider is 56 square feet, or Rs. 43,400. The table below prices every common opening. Note that the bathroom vent still costs Rs. 3,100, because a small window carries almost the same hardware and the same man day as a large one.

The commonest mistake is measuring the glass instead of the opening. A window that reads as two 2 foot panes is not 8 square feet, it is a 16 square foot hole once frame and mullion are counted, which is how homeowners under budget glazing by a third.

Three more lines follow, covered below. For that 4 by 4 bedroom window in a sound opening the honest all-in is Rs. 12,400, plus Rs. 500 removal, plus Rs. 1,800 to lift and refix the grill, plus about Rs. 1,000 of plaster patching. That is Rs. 15,700 before tax and about Rs. 18,500 with 18 percent GST, the number to hold quotes against.

Scale it up. A standard Bengaluru 2BHK has about seven openings, roughly 87 square feet. At Rs. 775 that is Rs. 67,425 of supply and fitting, plus Rs. 3,500 of removals, about Rs. 9,000 of grill work and Rs. 7,000 of making good. Add GST and the flat lands near Rs. 1.02 lakh, which is why the realistic band is Rs. 95,000 to Rs. 1.25 lakh.

I have never once seen a Bengaluru window quotation that priced the grill. It comes off in ten minutes and goes back in two hours, and on a five window flat that is nine thousand rupees nobody budgeted.

Reusing the Old Window Opening Versus Cutting a New One

This decision sets the bill, and it is made on day one, usually before anyone has looked closely at the wall. If the existing hole is sound and the size suits you, the new frame drops straight in and the opening finishes the same day. Civil work stays between Rs. 500 and Rs. 2,000, and the all-in cost comes in 15 to 30 percent below the alternative, per the 2026 replacement cost analysis published by Studio Matrx.

Cut a new frame and a different trade arrives. The opening is broken, the lintel recast, the wall made good on both faces. Civil work moves to Rs. 3,000 to Rs. 12,000 per opening, and the same source puts the cutting, lintel and plaster addition at Rs. 4,000 to Rs. 8,000 on one window, plus several days of dust instead of one.

Three situations still justify cutting: the old timber frame has rotted and taken the plaster with it, the opening is out of square by more than about 15 mm, or the room genuinely needs more light. Outside those, cutting a Bengaluru apartment wall is money spent on dust.

Retrofit versus new frame window replacement Bengaluru 2026: retrofit civil work Rs. 500 to Rs. 2,000 per opening and 15 to 30 percent lower all-in cost, new frame civil work Rs. 3,000 to Rs. 12,000 plus Rs. 4,000 to Rs. 8,000, by myNivasa

Removal, Grill Refit and Plaster Making Good: What the Quote Leaves Out

Taking the old window out. Prising the frame, carting away scrap and tidying debris runs Rs. 300 to Rs. 800 per opening, so Rs. 3,500 on a seven window flat. Above the third floor add scaffolding at Rs. 800 to Rs. 2,200 per opening, which is the argument for doing every window in one visit.

The grill. This is the Bengaluru specific one. Almost every flat window here has an MS grill bolted across it, and it must come off before the old frame moves and go back after the new one is sealed. Budget about Rs. 1,800 per opening for removal, storage, repainting the cut ends and refixing. If it is being replaced instead, myNivasa prices invisible grill at Rs. 130 to Rs. 200 per square foot, with installation a lump sum of Rs. 1,000 to Rs. 3,000 rather than a per square foot charge.

Making good. Even a clean retrofit leaves damaged plaster at the reveal needing patching, priming and matched paint, about Rs. 1,000 per opening. On a new frame job that band runs around both faces.

What your apartment association will and will not allow

The external face of the building is common property, and under the Karnataka Apartment Ownership Act 1972 the association manages the common areas and sets the rules for their use. A like for like replacement in the same opening and colour is routine. A change of frame colour or glass tint needs written permission first, and get it before material is ordered. I have watched a family pay a restocking charge on eleven white frames because the association wanted brown.

Single Glass, DGU or Laminated for Bengaluru Traffic Noise

Living room with large sliding glazed windows facing an open view, Bengaluru 2026, by myNivasa
Large living room openings are where glazing choice moves the bill most.

Glazing is the second largest lever after the retrofit decision, and the one homeowners over specify. A single 5 mm pane is adequate for a bathroom vent or anything facing an internal courtyard. A double glazed unit, two panes with a sealed air gap, is where the gain sits: Saint-Gobain and the wider glass industry put its reduction at 25 to 40 decibels, and an acoustic unit of laminated panes at up to 45. The cost step is real. A premium uPVC system with a double glazed unit runs Rs. 900 to Rs. 1,500 per square foot against Rs. 400 to Rs. 700 for the ordinary single glazed build, so a 30 square foot living room window jumps from Rs. 23,250 to near Rs. 45,000.

So specify it only on openings facing a main road, a night service lane or a Metro alignment. On a typical 2BHK that is one or two windows, not seven. A double glazed unit on a kitchen window facing the internal duct is Rs. 15,000 spent on a wall you already cannot hear through. Spend the difference on hardware: a multi point lock that pulls the sash tight against the gasket does more for noise and rain than an extra pane.

uPVC, Aluminium or Wood: Which Frame Survives a Bengaluru Monsoon

Dark framed apartment windows with a deep sill showing frame and glazing detail, Bengaluru 2026, by myNivasa
Frame material decides how a window behaves through a Bengaluru monsoon.

Bengaluru punishes windows in a particular way. The problem is not heat but driven rain from the west through two long wet spells a year, hitting a frame that has baked through the dry months. What fails here fails at the joint.

uPVC handles that best for the money. It does not rust or swell, and the gasket rather than the material seals, so a well welded corner stays watertight. The national range is Rs. 250 to Rs. 800 per square foot. Insist on the BIS ISI mark: since IS 17953:2023 every uPVC profile sold in India must carry one, and it separates a correctly compounded profile from a thin section that sags on a wide sash within three summers.

Aluminium spans Rs. 350 to Rs. 3,000 per square foot, powder coated systems around Rs. 450 to Rs. 950. It is the right answer for very wide sliders, where uPVC would need reinforcement anyway.

Wood, at Rs. 500 to Rs. 1,500 and beyond for teak, I support only in independent houses with a deep chajja over the opening. On a flush apartment facade a west facing timber window needs repolishing every second year.

Frequently Asked Questions

Do I need BBMP permission to replace windows in a Bengaluru flat?

No, not for a like for like replacement in the existing opening, which is maintenance rather than a change to the sanctioned plan. You do need written association permission, because the external face is common property under the Karnataka Apartment Ownership Act 1972.

Is uPVC or aluminium better for a Bengaluru apartment?

uPVC for most openings, aluminium for very wide sliders. uPVC costs Rs. 400 to Rs. 700 per square foot in Bengaluru against Rs. 350 to Rs. 3,000 for aluminium, and seals on a gasket that copes with driven rain.

How long does it take to replace all the windows in a 2BHK?

Three to five working days for a seven opening 2BHK if every window is a retrofit into a sound hole, since each opening is close to a one day job and two run in parallel. Cutting any opening adds several days for that window alone.

Can I keep my existing MS grill when the window is replaced?

Usually yes. Budget about Rs. 1,800 per opening for removal, storage, repainting the cut ends and refixing. Replace it only if the bar ends have rusted through where they enter the wall.

Is double glazing worth the money in Bengaluru?

Only on openings facing a main road, a busy service lane or a Metro alignment. A double glazed unit cuts 25 to 40 decibels and pushes the rate from Rs. 400 to Rs. 700 per square foot up to Rs. 900 to Rs. 1,500, which justifies one or two windows in a 2BHK.

Limitations, Sources and Final Word

Every figure here is a 2026 Bengaluru range for apartment work, excluding GST unless stated. Rates move with profile brand, glass, hardware and floor level, so a site measurement can change a quote materially. Independent house work prices differently and structural changes are outside this scope.

Sources for the figures attributed above: Bureau of Indian Standards, IS 17953:2023; Saint-Gobain Glass on acoustic insulation; Studio Matrx, Window Replacement Cost in India 2026; Karnataka Apartment Ownership Act 1972, Section 16. All myNivasa bands are our own published Bengaluru figures.

Take the tape to the opening rather than the glass, and settle the retrofit question before shortlisting a brand. A sound opening reused well with an ordinary ISI marked profile beats a premium profile in a badly cut hole.
