How Much Does It Cost to Rewire a 2BHK Flat in Bengaluru?

A full concealed rewire of a 1,000 sq ft 2BHK apartment in Bengaluru costs Rs 80,000 to Rs 1.8 lakh in 2026. That is roughly 63 points at Rs 700 to Rs 1,400 each, a distribution board with RCCB at Rs 4,000 to Rs 12,000, chasing and plaster at Rs 12,000 to Rs 28,000, and a repaint at Rs 20,000 to Rs 50,000. What Rewiring a 2BHK Actually Costs in Bengaluru in 2026

Three different jobs hide behind the phrase "rewiring my 2BHK", and they are separated by a factor of ten.

Adding points only costs Rs 18,000 to Rs 52,000. Nothing existing is touched: you cut 6 to 10 new positions into a finished flat and patch afterwards. On myNivasa projects in Marathahalli, a chimney socket, an induction-ready 25 amp point, a geyser MCB upgrade and one bedroom AC point land at Rs 18,000 to Rs 35,000. On our Bellandur projects the average electrical extension came to Rs 52,000 for 8 extra points.

A partial rewire costs Rs 45,000 to Rs 90,000. Kitchen, bathrooms and AC circuits are redone on new cable with dedicated MCBs and the board is replaced. Bedroom lighting circuits are left alone, because they carry almost no load.

A full concealed rewire costs Rs 80,000 to Rs 1.8 lakh. Every circuit comes out, every wall gets chased, and the flat is repainted. Across our Whitefield renovations, electrical work runs Rs 40,000 to Rs 80,000, or 7 to 11 percent of the project budget. The choice between the three is not made by your budget. It is made by what is already inside the wall.

In eight years of Bengaluru renovations I have never seen a homeowner regret a partial rewire. I have seen plenty regret a full one, because they paid for a fortnight of dust to replace copper with twenty years left in it.

Four Published Numbers for One Flat, and Why They Disagree

Search for this cost and you get answers that do not overlap. Elmeck Wires publishes Rs 51,875 to Rs 75,500 for a 1,000 sq ft 2BHK. Mountcable publishes Rs 90,000 to Rs 1.9 lakh for the same flat. NoBroker publishes Rs 1.65 lakh to Rs 1.9 lakh.

None is wrong. They price different scopes and none says so. Elmeck is quoting a new building, where walls are open and nothing is made good. Mountcable at the top of its range is quoting premium material alone, before labour. NoBroker is quoting a full overhaul including a new board.

So an online rate tells you nothing until you know three things: is material included, is civil work included, and is the flat empty.

What a Light Point, a 16A Socket and an AC Point Each Cost

Not all points cost the same, and the gap is wider than homeowners expect. A light point is thin cable on a shared circuit. An air conditioner point is thick cable on a circuit of its own, with its own breaker and often a hole cored through an external wall.

Three air conditioner points alone are Rs 18,000 to Rs 21,000, more than all 22 light and fan points together. This is the commonest reason a quote comes back higher than budgeted: the homeowner counted rooms, the electrician counted loads.

Counting the Points in a 2BHK Before You Accept a Quote

Here is the count we use on a standard 1,000 sq ft Bengaluru 2BHK. Living and dining takes 15 points, the master bedroom 10, the second bedroom 9, the kitchen 13, two bathrooms 8 between them, the utility and balcony 4, and the entry and passage 4. The kitchen number surprises people: separate 16A outlets for refrigerator, microwave and chimney, plus a water purifier point.

That is 63 points, inside the 60 to 80 range Indian contractors quote for a two bedroom flat. If a quote claims 40, someone has left out the kitchen or the air conditioners. Do this count yourself on a printout of your floor plan before you invite anyone to quote. It takes twenty minutes and turns every later conversation into a comparison.

Chasing and Making Good: The Civil Bill Behind Every Concealed Wire

Concealed wiring means a groove cut into plaster, a conduit laid in it, and the groove filled again. On a full rewire that is a few hundred running feet of groove across almost every wall.

Cutting and filling costs Rs 12,000 to Rs 28,000. The repaint that follows costs Rs 20,000 to Rs 50,000, because you cannot patch a chased wall invisibly. Feather a filled groove into old paint and it still reads as a scar in raked evening light. Chase three walls and you repaint the room. Chase three rooms and you repaint the flat.

Add the two and the civil tail is Rs 32,000 to Rs 78,000, against a wiring bill of Rs 44,000 to Rs 88,000. Plaster and paint are very nearly a second wiring bill, and almost no Bengaluru electrician includes them, because almost no Bengaluru electrician paints. This is the real argument for a partial rewire: restrict chasing to kitchen and bathroom walls, which get tiled anyway, and the repaint line disappears.

Why a Point Added Later Costs Five Times a Point Cut Early

Look again at the Bellandur figure: Rs 52,000 for 8 added points, or Rs 6,500 a point. Then look at the market rate for a point cut during a rewire, Rs 700 to Rs 1,400. The same socket, same city, same year, at roughly five times the price.

The gap is not a markup. It is sequence. A point cut during a strip-down shares its chase, its plaster repair and its repaint with sixty others. A point cut into a finished flat carries all three alone, plus a day of furniture shifting.

So the per point rate is not really a property of the point. It is a property of the moment you decide you want it. A point you think of during design is a Rs 1,000 decision. The same point after handover is a Rs 6,500 decision. So walk your floor plan with a pen and mark where you will actually stand with a phone, a laptop, a vacuum cleaner and a hair dryer.

Aluminium Wiring and Undersized Boards in Pre-2018 Bengaluru Flats

Two conditions decide whether your flat needs the full job, and both are specific to Bengaluru building stock. The first is aluminium wiring. Many apartments handed over before 2018 were wired in aluminium or fitted with undersized breakers. Aluminium moves more than copper at the terminal screw, the connection loosens over years, and a loose connection heats. Replacing aluminium with copper across a 3BHK costs Rs 25,000 to Rs 45,000 on our published rates. If an electrician opens your board and finds silver-grey conductors rather than copper-coloured ones, the partial option is off the table.

The second is the sanctioned load. A Bengaluru 2BHK is typically connected at 3 kW with a single 2 pole 25A RCCB rated at 100 mA, one 25A main breaker and 10 to 12 smaller breakers at 16A and 10A, a configuration Citizen Matters sets out in detail. Add a 1.5 ton air conditioner at roughly 1.5 kW, a geyser at 2 kW and a microwave at 1.2 kW, and three appliances have taken you past 3 kW.

That matters more than the wire you choose. Enhancing a BESCOM sanctioned load is a separate application that cascades into cable, breaker and sometimes meter replacement. Rewiring in premium copper while leaving a 3 kW ceiling in place buys better conductors inside the same bottleneck. Check the sanctioned load on your bill first.
