What Does Tile Flooring Cost for a 900 sq ft 2BHK in Bengaluru in 2026?
We use 900 sq ft of laid floor as the working size for a 2BHK: living, dining, two bedrooms, passage and kitchen, with bathrooms and balcony priced separately. On that 900 sq ft, our published Bengaluru bands for 2026 are Rs 60 to Rs 150 per sq ft for the tile, Rs 30 to Rs 60 per sq ft for laying with adhesive, and Rs 15 to Rs 30 per sq ft to break out and carry away the old floor.
Add the three and a floor with removal runs Rs 105 to Rs 240 per sq ft, which is Rs 94,500 to Rs 2,16,000 over 900 sq ft. Skip removal by laying over the old tile and the band is Rs 90 to Rs 210, or Rs 81,000 to Rs 1,89,000. Outside sources land in the same corridor. One real job anchors the top end. In an early 2026 renovation of a 2011 apartment in Whitefield, 800 x 1600 mm vitrified slabs over 1,050 sq ft of laid area billed Rs 3.2 lakh, a rate that sits above the standard band for reasons explained below.
My observation: families compare tile prices per box and forget that laying and removal together add Rs 45 to Rs 90 per sq ft on top. Ask every dealer and every mason for the three numbers separately, and the quotes become comparable.

- The price per sq ft of a finished tile floor, covering the tile, the adhesive and the mason. In Bengaluru in 2026 the laid rate for vitrified tile is Rs 90 to Rs 210 per sq ft. It does not include breaking out the old floor, which adds Rs 15 to Rs 30 per sq ft, or the skirting and door work around it.

What Do Essential, Comfort and Signature Tile Floors Cost in a 900 sq ft Flat?
The three tiers below split our published bands by tile grade, so each one carries its own tile, laying and removal rate and the totals follow by arithmetic. Essential is a plain 600 x 600 mm glazed vitrified tile at Rs 105 to Rs 145 per sq ft all in, which is about Rs 0.95 lakh to Rs 1.31 lakh. In that Whitefield job the flooring line read Rs 3.2 lakh for 1,050 sq ft of laid 800 x 1600 mm vitrified tile. Divide 3,20,000 by 1,050 and the rate is about Rs 305 per sq ft. Demolition was billed separately for the whole project at Rs 1.1 lakh, so the Rs 305 is not hiding a removal charge. The slab format is the reason.
A single 800 x 1600 mm slab is 13.8 sq ft. A 900 sq ft flat needs 66 of them before waste, and about 72 with a 10 percent allowance, because large slabs are cut around columns, door frames and niches and every offcut is lost. They also need a flatter base, so the screed is often corrected first, and fewer joints mean the mason has no room to hide a lipped edge.
We did not split that Rs 3.2 lakh into tile and labour in our published record, so read Rs 305 as an all-in reference for a large-format floor and not as a labour rate. Scaled to 900 sq ft it would be about Rs 2.7 lakh, above the top of our Signature tier, so budget a seamless look as its own tier.

Yes, if the old floor is sound, and it saves the Rs 15 to Rs 30 per sq ft removal line, which is Rs 13,500 to Rs 27,000 on 900 sq ft. The price of that saving is height. A vitrified tile is roughly 10 mm thick and the adhesive bed adds 5 to 8 mm, so the floor rises about 15 to 20 mm. A door that clears the old floor by less than that will drag, and you will be planing door bottoms in every room.

Before you commit to laying over, tap the old tiles with a steel rod or the back of a spoon. A dull, hollow sound means the old tile has lifted from its bed, and a new tile glued over it will crack along the same lines. Fix those patches or take that area out.

For 900 sq ft with our planning allowance, that is about 244 tiles of 600 x 600 at 5 percent waste, about 141 tiles of 800 x 800 at 8 percent, and about 72 slabs of 800 x 1600 at 10 percent.
Brand and finish drive the price more than size. infralens.in lists an Asian Granito 800 x 800 tile at an average Rs 68 per sq ft in Bangalore, below a Kajaria 600 x 600 glossy tile at Rs 165. Labour climbs with size, because fewer masons can lay a 13.8 sq ft slab flat.

Kajaria 600 x 600 glossy ranges Rs 90 to Rs 240 around its Rs 165 average, and a standard 2 x 2 ft vitrified tile ranges Rs 62 to Rs 115 around Rs 89.

Five items are routinely missing from a floor quote. Skirting is the first: the old run comes off with the old tile and the new one needs cutting and fixing. Door bottoms are the second, because a new floor rarely lands at exactly the old level.
Thresholds at the bathrooms, kitchen and balcony are the third. The fourth is debris: a 900 sq ft floor broken out is a lot of rubble, and many apartment societies set carting hours and lift rules, so ask your association before the hammer comes out. The fifth is furniture, since the flat must be emptied room by room and every cupboard moved twice.

Does IS 15622 matter when I choose vitrified tile?
Yes, because IS 15622 is the Indian standard for ceramic tiles, and vitrified and porcelain tiles in its lowest absorption group must absorb no more than 0.5 percent water. Ask the dealer for the absorption figure.
Should the tile go in before the wardrobes and false ceiling?
Lay the floor after demolition and any ceiling dust work, and before carpentry and final painting. Heavy slabs and mortar scratch finished shutters and walls.
What would the same job cost in a 1,300 sq ft 3BHK?
At 1,300 sq ft of laid floor, the same bands give Rs 1,36,500 to Rs 3,12,000 with the old tile removed, and Rs 1,17,000 to Rs 2,73,000 laid over it. The rate per sq ft stays put, so only the area changes the total.
