In a Bengaluru 2BHK in 2026, our rate card puts a full repaint of a worked example flat with 2,215 sq ft of wall and ceiling at about Rs 49,000 to Rs 71,000 in standard emulsion and Rs 84,000 to Rs 1.28 lakh in premium washable emulsion. Deepavali is Sunday 8 November 2026, and a full putty repaint takes 6 to 7 working days, so confirm your painter by Friday 23 October. How Much Does It Cost to Repaint a 2BHK in Bangalore Before Deepavali?
A full repaint of a Bengaluru 2BHK in 2026 costs about Rs 49,000 to Rs 71,000 in standard emulsion and Rs 84,000 to Rs 1.28 lakh in premium washable emulsion, once you count every wall and ceiling. Those totals come from our 2026 rate card, which is Rs 22 to Rs 32 per sq ft of wall area for standard emulsion, Rs 38 to Rs 58 for premium washable emulsion and Rs 60 to Rs 85 for ultra premium lines, applied to 2,215 sq ft. If you supply the paint and pay only for labour, the rate is Rs 18 to Rs 28 and the same flat costs Rs 40,000 to Rs 62,000.
The 2,215 sq ft is a worked example, not a project. I built it from four rooms with 10 foot ceilings so you can repeat the sum for your own plan. Deepavali falls on Sunday 8 November 2026, which is 19 days after Tuesday 20 October. Bengaluru painting rates peak from October to December as families finish before the festival, so the realistic question is not only what it costs but whether a crew is free.
My observation: most families compare quotes by the total at the bottom. I compare the three numbers behind it: rate per sq ft, the area the painter counted and the grade of paint. Two of the three are usually missing from the page.
- Full repaint
- Repainting every wall and ceiling of a flat after filling cracks, applying putty, sanding and priming, then two topcoats. In Bengaluru in 2026 it costs Rs 22 to Rs 32 per sq ft of wall area in standard emulsion with materials and labour included.
- Standard emulsion: Rs 22 to Rs 32 per sq ft all in, which is Rs 48,730 to Rs 70,880 on the 2,215 sq ft example flat.
- Premium washable emulsion: Rs 38 to Rs 58 per sq ft, or Rs 84,170 to Rs 1,28,470 on the same flat.
- Paint quantity: Asian Paints quotes 140 to 160 sq ft per litre for two coats of Royale Luxury Emulsion, but our site planning figure is about 110 sq ft per litre per coat.
- Timing: Deepavali is Sunday 8 November 2026, and a full putty repaint takes 6 to 7 working days, so the last realistic start is Thursday 29 October.
- Second colour: each deep accent wall adds Rs 1,000 to Rs 3,000, far less than the Rs 35,440 to Rs 57,590 gap between standard and premium grade on this flat.

Painters bill on area, so the first job is measuring it. For each room, multiply the perimeter by the ceiling height, subtract about 21 sq ft per door and 15 sq ft per window, then add the ceiling area. Our published 10 by 12 ft master bedroom comes to 524 sq ft this way. Here is the whole worked flat.

Bathrooms, balcony and passage are left out, so a real flat will add to this. Now the paint. Asian Paints lists Royale Luxury Emulsion at 140 to 160 sq ft per litre for two coats on a prepared surface, which means about 14 to 16 litres for 2,215 sq ft. Our own site planning figure is 100 to 120 sq ft per litre per coat, the number I used for our 10 by 12 bedroom, and it gives 37 to 44 litres for the same flat. That is a gap of roughly 2.6 times. The manufacturer figure is a theoretical coverage and assumes a sealed, even wall, while real plaster drinks paint. Ask the painter which figure the quote uses and how many litres it lists.

Grade alone moves the bill by Rs 35,440 to Rs 57,590 between standard and premium on this flat. Three other things move it too. The first is the unit. A rate of Rs 25 per sq ft of wall area and a rate of Rs 25 per sq ft of carpet area are very different bills, because wall and ceiling area together can run to more than twice the carpet area, as the 2,215 sq ft example does. The second is scope: whether the ceilings, putty and primer are in the price. The third is who buys the paint.
Published figures disagree for the same reason. NoBroker lists Rs 11,000 for a 2BHK, and its page quotes Rs 14 to Rs 40 per sq ft for fresh painting and Rs 6 to Rs 35 for repainting. Our own earlier guides give Rs 20,000 to Rs 30,000 for an economy distemper flat and Rs 50,000 to Rs 75,000 for premium emulsion with full preparation on a roughly 900 sq ft apartment. Those totals assume less painted area than the 2,215 sq ft counted here, which includes ceilings. Rate times your own area is the only fair comparison, so ask every painter for all three numbers in writing.
What Is the Last Date to Start a 2BHK Repaint and Finish Before Deepavali?
Work backwards from Sunday 8 November. A full putty repaint of a 2BHK needs 6 to 7 working days in our plan, and you want Friday and Saturday before the festival free for putting furniture back, cleaning and pooja preparation. That makes Thursday 29 October the last realistic start, and Wednesday 28 October the comfortable one. To start then, the painter must be confirmed by Friday 23 October. NoBroker puts a 1BHK at 2 to 3 days and a 3BHK at 5 to 7 days including drying. Our schedule runs longer because it includes two putty and sanding days.

Primer needs to dry before the first coat and putty needs to cure before sanding, so these stages cannot be compressed by adding painters. Asian Paints also states a 28 day curing period before painting new masonry, so this schedule suits an existing flat only. Is a painting quote per sq ft of carpet area or wall area?

Is repainting cheaper after the festival?
