Seat depth is usually 20 to 24 inches, seat height 16 to 20 inches, and overall height 28 to 36 inches. For a smaller room, Furnishka describes a corner of about 7 x 5 ft as the compact choice and about 8 ft of free wall as the minimum for a standard two-bedroom flat.

The footprint of a 9 x 6 ft L-sofa with a 3 ft depth is the 9 x 3 ft main run plus the 3 x 3 ft corner return: 27 plus 9 gives 36 sq ft. Which Side Should the Chaise Go, and How Far Should the TV Be?

Put the chaise at the open end of the room, away from the main door swing and away from the passage to the bedrooms.

Now the numbers. Lay the 9 ft main run along the 14 ft wall of a 12 x 14 ft room, and the sofa front sits 3 ft off the wall, leaving 9 ft (2.74 m) to the TV wall. That suits a 65-inch 4K TV, whose ideal distance is 2.48 m, using the 1.5 times the screen diagonal formula that Vogel's publishes for 4K sets. Beside the chaise end you keep 6 ft of walkway.

Try the same layout in a 10 x 12 ft room, with the main run on the 12 ft wall. The sofa front is 7 ft (2.13 m) from the TV wall. A 55-inch 4K TV wants 2.10 m, so it fits. A 65-inch wants 2.48 m (8.1 ft), so it feels slightly close. The walkway beside the chaise end shrinks to 10 minus 6, or 4 ft (1.2 m). It works, but only if the coffee table stays small. One layout guide recommends 18 inches (46 cm) between the sofa and the table, and I would not go lower in either room.

Our guidance for homes with grandparents is that a standard sofa seat at 16 to 18 inches is hard to rise from, so we add one firm chair at 19 to 20 inches. If you have seniors at home, order the L-sofa at the upper end of the 16 to 20 inch range.

Will a 9 ft L-Sofa Get Through Your Door and Into the Lift?

This is the question that never appears on a showroom tag. One furniture guide advises that the sofa should be at least 4 inches smaller than the narrowest passage it must travel through. That passage is rarely the front door; it is the lift car, a corridor turn, or a balcony door if you hoist it from outside.

Measure the main door opening, the lift's internal depth and door width, the tightest corridor corner, and the living room entry. Then ask the maker whether the L-shape ships as one piece or as two modules, a 3-seat run and a chaise. Two modules solve most delivery problems, and if the only route is a staircase with a sharp turn, they are not optional.

Spend on foam first. Uberdecor, an Indian sofa maker, reports that foam at 24 to 28 kg/m3 lasts 3 to 5 years, 28 to 32 kg/m3 lasts 5 to 8 years, and 32 to 40 kg/m3 high-resilience foam lasts 8 to 12 years or more. It recommends 32 kg/m3 as the minimum for a main living room.

A Rs 70,000 sofa on high-resilience foam that lasts 8 to 12 years costs Rs 5,833 to Rs 8,750 a year. The lifespans are the maker's claim, but the direction is clear.

Then check the frame and fabric. Furnishka describes a kiln-dried neem frame of 2 x 1 inch, reinforced with 16 mm or thicker plywood, with fabric of 350 GSM or more and a rub count above 30,000. Ask any maker for the frame timber, the foam density in kg/m3 and the warranty in writing; Furnishka offers 3 years on frame, foam and workmanship.

A hydraulic bed is a plywood box under the mattress with a lid that lifts on gas pistons. Its price is set by three lines: plywood, lift kits and carpenter labour. Why a Queen Hydraulic Bed Holds 23 Cubic Feet, Not the 40 You Have Read

Storage claims for hydraulic beds swing wildly, and our own pages have not been consistent, so here is the arithmetic. Start with the queen: a plywood well of 18 mm sides leaves a clear space of about 58 by 76 in. At a 10 in depth that is 44,080 cubic inches, or 25.5 cubic feet. The centre divider and the lift arms take about 10 percent, which leaves about 23 cubic feet.

Where does 40 come from? Our JP Nagar bedroom guide quotes roughly 40 cubic feet for a 6 by 6 ft hydraulic bed. That is a king at 72 by 72 in with a 13 in well: 67,392 cubic inches, or 39 cubic feet. It is correct for that frame and wrong for a queen. Our guest room guide gave 8 to 10 cubic feet for a box-storage frame in a smaller room, which fits side drawers.

Take two drawers of 34 by 22 in with a 7 in clear height: 3 cubic feet each, so 6 in all. Every extra inch of well adds about 2.5 cubic feet on a queen but raises the mattress by an inch. A well of 23 cubic feet is roughly what a suitcase set, two duvets and off-season bedding need.

The Lift Kit: Rs 475 to Rs 2,814, and What Its Load Rating Really Covers

The kit is the only moving part, and supplier listings on IndiaMART and Hardware Depot show how wide its price runs. A set from Tajpuria rated at 120 kg is listed at Rs 475, Easylift at 150 kg is Rs 550, and the Ebco Pro-Lift at 120 to 200 kg is Rs 615. At the top, Hepo's 1500 mm kit is Rs 2,814, and Ebco's electric bed fitting is Rs 20,996 for buyers who want a motor.

The load rating is the number to read. Listings run from 80 kg to 200 kg per set, and the lid carries a plywood panel and a mattress. One kit serves a single lid, and a split-lid queen needs two, which is why the build-up table above uses 1 to 2 sets. Ask the supplier to rate the kit against your mattress and lid, and do not accept under 120 kg for a queen. The Rs 475 kit and the Rs 2,814 kit look identical when the lid is shut.

Insaraf and Furnishka both put piston life at 5 to 8 years with regular use, so budget one replacement set at Rs 475 to Rs 2,814 rather than a new bed. I would spend the extra Rs 2,000 or so on the better kit at the start.

The choice is a floor plan question. A drawer bed needs clear floor beside it for the drawers to slide. In a 10 by 12 ft room, where a queen already leaves a walking floor of only a few feet, that side clearance often does not exist. Daily items favour drawers, and bulky seasonal items favour the well.

Mattress Height, Damp and Other Ways a Hydraulic Frame Fails

Most failures are foreseeable. The first is mattress thickness. Our JP Nagar guide notes that mattresses run 7 to 8 in and that thicker ones can interfere with the frame. A lid that has to lift a 10 in mattress meets the headboard sooner and the piston fights the extra weight. Measure the mattress you already own before you fix the frame height.

The second is damp. A closed plywood well in a ground-floor room or near an external wall traps humid air through the monsoon. Bangalore's plywood price guide notes that price and grade reflect the humid monsoon climate, and that is the argument for BWR at least. MR grade is the cheapest board in the table, and it is the one that swells first. The saving is Rs 3,000 to Rs 4,200 on three sheets, and it is not worth it under a bed that will stay shut for months.

The third is the split. A queen lid in one piece is heavy and awkward for one person, so I would ask for two lids of about 30 in with a kit each. That doubles the kit cost but is easier to lift.

Last, the finish. The Rs 21,000 to Rs 33,000 gap between the build-up and the finished price is where quality lives: an edge-banded lid, laminate inside the well so cloth does not snag, and a padded stop so the lid never drops on a hand. Ask for these to be listed on the quote line by line.

What One 90 sq ft Wallpaper Wall Costs in Bengaluru, Roll by Roll

Take the wall behind a bed: 10 ft wide and 9 ft high, so 90 sq ft. A standard Indian roll is 0.53 m wide and 10 m long, which is 57 sq ft. NoBroker's Bangalore price page, updated 9 September 2026, lists a vinyl roll at Rs 1,100 to Rs 2,300, a fabric roll at Rs 1,700 to Rs 2,800 and a 3D roll at Rs 3,400 to Rs 4,500.

The wall needs 2 rolls in plain vinyl and 3 in a large-repeat design, for reasons the next section works out. Add labour and wall prep. One Bengaluru guide puts fitting at Rs 8 to Rs 20 per sq ft and wall prep at Rs 5 to Rs 12. NoBroker puts labour at Rs 20 to Rs 40. Across both, labour plus prep on 90 sq ft runs Rs 1,170 to Rs 4,680.

That gives Rs 3,370 to Rs 9,280 for vinyl, Rs 4,570 to Rs 10,280 for fabric-backed and Rs 11,370 to Rs 18,180 for 3D on three rolls. It sits above the open-market build-up because it is the figure we quote for a finished wall on a branded roll, and the low end of the build-up assumes an unbranded roll on a sound wall.

Clients ask what one wall costs and expect a per sq ft answer. The number that decides the bill is a whole number of rolls, and nobody tells them that until the quote arrives.

Why the Same Wall Is Quoted at Rs 20 and Rs 200 Per Sq Ft

Ask three sources what wallpaper costs and you get three answers. NoBroker prices vinyl at Rs 20 to Rs 40 per sq ft. Asian Paints' cost guide gives Rs 50 to Rs 200 for vinyl and Rs 200 to Rs 500 for 3D. A Bengaluru guide quotes Rs 23 to Rs 47 for basic PVC with fitting included. That is a 10 times spread on the same product.

The spread has a plain cause. Some figures are material only, some include fitting, and the roll itself is described as 57 sq ft by NoBroker, about 50 sq ft by Asian Paints and 30 sq ft by Interior Company in its worked example. A price of Rs 1,700 per roll is Rs 30 per sq ft on the first count and Rs 57 on the last. So before comparing two quotes, ask for the roll size, the number of rolls and whether fitting and wall prep sit inside the figure.

Strips per roll, not square feet per roll

Wallpaper is hung in vertical strips, so a roll yields a whole number of them. Our 10 ft wall is 3.05 m across, which needs 6 strips of 0.53 m. A 9 ft wall is 2.74 m high. On a 10 m roll a plain design gives 3 strips, so 6 strips take 2 rolls. Area alone would say 1.6 rolls, so the rounding is where money hides.

The table is our arithmetic on a straight match, with the strip length rounded up to a whole repeat. A 0.90 m repeat pushes the 2.74 m strip to 3.60 m, so a roll gives only 2 strips and the wall needs 3 rolls. Wallcover notes that a large pattern can waste up to a full strip per roll, and advises 10 percent extra on plain designs and 1 to 2 spare rolls from the same batch. On a Rs 1,100 to Rs 2,300 vinyl roll, moving from a 0.64 m to a 0.90 m repeat adds Rs 1,100 to Rs 2,300 to the wall, before any change in design or brand.

Damp Walls, Backing and Wall Prep in Bengaluru

Backing decides whether the paper survives a Bengaluru monsoon. The Bangalore guide we read does not recommend paper-backed rolls for the monsoon because of peeling and bubbling, and puts good vinyl or non-woven at 7 to 10 years in Bangalore homes. NoBroker says vinyl lasts over 10 years with care, and Asian Paints, Livspace and Interior Company all say up to 15 years. Our own published Whitefield figure for a vinyl feature wall is 5 to 8 years, the lowest of all the guides.

The wall matters more than the roll. Asian Paints says wallpaper should never go on a damp wall and that any leak or crack is treated first. A supplier guide from MagicDecor asks for a moisture-resistant primer that dries for 24 to 48 hours before the paper goes up. Wall prep is Rs 5 to Rs 12 per sq ft, so Rs 450 to Rs 1,080 on 90 sq ft. That is the line most often missing from a low quote.

Our published guidance for Whitefield living rooms is that vinyl wallpaper works in dry zones and should stay off the wall behind the kitchen, where steam reaches it. The same logic keeps it off a bathroom splash zone. Damp treatment behind the wall is the seventh item below and the only one that none of the guides we read prices, so ask for it in writing.

Wallpaper, Paint or Panel: Cost Per Year on One Wall

Buying price is the wrong test for a feature wall, because the three finishes last different lengths of time. We divide our published per sq ft band by its published life. Vinyl wallpaper at Rs 90 to Rs 220 for 5 to 8 years works out to Rs 11 to Rs 44 per sq ft per year. Pre-laminated fluted MDF at Rs 180 to Rs 320 for 8 to 12 years comes to Rs 15 to Rs 40. Standard emulsion at Rs 22 to Rs 32 all in, repainted every 3 to 5 years, is Rs 4 to Rs 11.

On 90 sq ft that is roughly Rs 1,010 to Rs 3,960 a year for wallpaper, Rs 1,350 to Rs 3,600 for fluted MDF and Rs 400 to Rs 960 for paint. The 3 to 5 year repaint cycle is NoBroker's figure, not ours. Wallpaper does not beat paint on cost per year. It earns its place through pattern, and it roughly ties a panel per year while costing about half as much up front.

Questions Homeowners Ask Before Ordering Rolls

Does papering a whole 10 by 12 bedroom cost four times one wall?

Very nearly. The room has 44 ft of perimeter and 396 sq ft of wall before doors and windows. That needs 26 strips, which is 9 plain vinyl rolls, against 2 for one wall. Rolls cost Rs 9,900 to Rs 20,700 and labour plus prep Rs 5,150 to Rs 20,600, so the room lands at Rs 15,050 to Rs 41,300, about 4.5 times one wall.

Can wallpaper go behind the kitchen hob or in a bathroom in Bengaluru?

We keep it off both. Our published guidance is that vinyl wallpaper works in dry zones and stays clear of the kitchen wall where steam reaches it. NoBroker lists vinyl as suitable for kitchens and bathrooms, while Asian Paints points to moisture-resistant paint for high-moisture areas. Where the two disagree, paint is the cheaper mistake.

Does peel and stick wallpaper make sense in a rented flat?

Often, yes. A Bengaluru guide prices peel and stick at Rs 20 to Rs 58 per sq ft and says doing it yourself saves Rs 8 to Rs 15 per sq ft of fitting. On 90 sq ft that is Rs 720 to Rs 1,350 saved. Our published kids-room advice for rented flats is to use peel and stick instead of paint.

Do I need to buy a spare roll for one wall?

Yes, one. Wallcover advises 1 to 2 spare rolls from the same batch, since a later batch can differ in shade. On a Rs 1,100 to Rs 2,300 vinyl roll that adds Rs 1,100 to Rs 2,300 to the job, and it is the cheapest insurance against a torn strip or a damaged corner.

Roll prices were read in September 2026 and will move. The strip table assumes a straight match and ignores half-drop patterns, which need more paper. What Does an Entrance Shoe Cabinet Cost in Bengaluru?

Almost every guide to this unit starts with the finish. That is the wrong end. A built-in entrance shoe cabinet in Bengaluru, at the common size of 900 mm wide and 1,200 mm high, costs Rs 14,000 to Rs 42,000 delivered in 2026, and what moves it across that range is depth, not laminate against acrylic. A 200 mm tilt-out lands near Rs 14,000 to Rs 18,000. The same face at 500 mm deep, built that way only to fit a branded pull-out, lands at Rs 26,000 to Rs 42,000.

What an Entrance Shoe Cabinet Costs in Bengaluru, Pair by Pair

Take the size that fits most Bengaluru flats: 900 mm wide and 1,200 mm high, against the wall beside the main door. That is 12 square feet of face area.

We price built-in joinery per square foot of shutter area. Our published Bengaluru rate card for 2026 puts a site carpenter at Rs 1,050 to Rs 1,250 per square foot and a factory modular unit at Rs 1,300 to Rs 1,450. On 12 square feet that is Rs 12,600 to Rs 15,000 on site and Rs 15,600 to Rs 17,400 factory made.

Here is where this unit stops behaving like the rest of your joinery. Shutter-area pricing assumes a fixed carcass depth behind the face. A wardrobe is 600 mm deep everywhere in Bengaluru, so the rate holds. A shoe cabinet is 200 mm to 500 mm deep, and the board behind the face scales with depth while the face does not.

Count the board on that unit with four internal shelves. At 200 mm deep the carcass takes 28.4 square feet of 18 mm board, at 350 mm 41.0 square feet, at 500 mm 53.6 square feet. That is 88 percent more board for an identical face, or Rs 2,300 to Rs 4,000 more in sheet material at Rs 90 to Rs 160 per square foot.

A pair of adult shoes side by side takes about 200 mm of shelf width, so a 900 mm shelf holds 4 pairs and four shelves hold 16 pairs. Pepperfry sells a ready-made 16 pair cabinet at Rs 11,999. Our Essential built-in tier stores the same 16 pairs for Rs 14,000 to Rs 18,000, and that premium buys a flush fit and no dust gap underneath.

In eight years of Bengaluru apartments nobody has raised the entrance unit at a first meeting. It surfaces in week six, once the kitchen and wardrobes are locked and the client notices the shoes are still on the floor.

One first-hand detail decides more of this than any price list. On our own published allocation sheet for a Bellandur 2BHK, the line reads Living and Dining (TV unit, dining unit, foyer), 14 to 18 percent of the project, Rs 1,40,000 to Rs 2,30,000 in the essential tier and Rs 2,50,000 to Rs 4,00,000 in the premium tier. The foyer sits inside that line with no figure of its own, on a sheet we publish ourselves. That is why it is decided last and cut first.

Why 200 mm Versus 500 mm Changes the Bill More Than the Finish

Every competing page opens with laminate against acrylic against veneer. On a 12 square foot face that choice is worth a few thousand rupees. Moving from 200 mm to 500 mm deep is worth several times more, and nobody presents it as a choice.

Depth is not chosen by you. It is chosen by the fitting. A shoe lying flat is about 300 mm long, which is why the trade settles on 35 cm of internal depth for a flat shelf. A tilt-out stands the shoe on edge and needs only 15 cm to 20 cm. A branded pull-out is deeper than both: Hafele India publishes its pull-out shoe racks at 456 mm and 448 mm. Add a back and a shutter and you are building a 500 mm carcass.

Board areas are arithmetic from the stated dimensions for two sides, top, bottom, back and four shelves, not a measured project.

Tilt-Out, Flat Shelf or Branded Pull-Out: What Each Holds and Costs

The mechanism prices are public and the spread decides the tier on its own. A Hettich vertical pull-out shoe rack lists at Rs 4,547, a stainless steel Hettich horizontal pull-out at Rs 6,100 per piece in Bengaluru, and a Hafele pull-out at an MRP of Rs 16,400. Across brands, pull-out units run roughly Rs 2,800 to Rs 5,200 for Ebco, Rs 4,200 to Rs 7,500 for Hettich and Rs 5,400 to Rs 10,000 for Hafele.

Set that against the carpentry. On our 12 square foot unit factory modular work tops out at Rs 17,400, so a single Hafele mechanism at Rs 16,400 very nearly doubles the cost of the cabinet. That appears on no page currently ranking for this question.

Read the pairs column before the price column. Signature costs the most and holds no more than Comfort, because the pull-out frame takes volume that shelves do not. You are buying the glide and the seat, not storage.

On material, at 18 mm in 2026 plywood runs about Rs 90 to Rs 160 per square foot against Rs 55 to Rs 85 for MDF, so on 41 square feet the whole plywood premium is roughly Rs 1,400 to Rs 3,100. Pay it. This unit sits where the floor is mopped daily and the bottom 100 mm is what fails.

The 1,200 mm Entry Strip and What a Deep Cabinet Takes Out of It

This next part is specific to how Bengaluru apartments are built, and it is why the retail answer does not work here. Most 2BHK and 3BHK flats handed over in this city in the last fifteen years have no foyer. The main door opens straight into the living room, and what you have is a strip of floor before the sofa begins. In the plans we measure, that strip is commonly about 1,200 mm.

The National Building Code of India 2016 is the useful reference here, not because it governs furniture but because it says what a passage needs to be. Its accessibility provisions set a minimum clear door width of 900 mm and a minimum passage width of 1,200 mm. Now subtract a cabinet:

  • A 200 mm tilt-out leaves 1,000 mm of walkway.
  • A 350 mm shelf unit leaves 850 mm.
  • A 500 mm carcass built to house a Hafele pull-out leaves 700 mm.

That last figure is narrower than the door you just walked through. It is the width at which an adult carrying a grocery bag turns sideways, and at which an inward-swinging flat door fouls the open shutter beside it. We have been called to correct exactly this twice.

So the sequence runs the other way. Measure the strip, subtract the 900 mm of walkway you want to keep, and what is left is your maximum depth. Where the strip is tight, go long and low: a 1,800 mm unit at 300 mm deep holds more pairs than a 900 mm unit at 500 mm, and doubles as a bench.

Why the Foyer Unit Carries No Line of Its Own on a Bengaluru Quote

Go back to that Bellandur sheet. Living and dining, covering the TV unit, the dining unit and the foyer together, is 14 to 18 percent of the project, and in our Marathahalli breakdown the TV unit and crockery unit alone take 8 to 10 percent. The entrance unit has nowhere to sit, and that costs money three ways.

It is priced by subtraction. Once the TV unit has eaten most of the living and dining allocation, the entrance unit gets what survives, usually Rs 12,000 to Rs 15,000, which is why so many arrive as a 200 mm box with no seat.

It is the first thing cut when the total runs over. Nobody deletes a wardrobe. Everybody deletes the thing with no line number.

And it is drawn too late to coordinate with the electrical. The entry wall is where the main switchboard, the video door phone and often the distribution board live. Draw the unit in week six and one of them will be exactly where the cabinet wants to go, and moving it after plastering means chasing and repainting.

The fix costs nothing. Ask for the entrance unit as its own line on the bill of quantities, with width, height and internal depth on it. A designer who will not give it a line has not designed it.

What is the ideal depth for a shoe cabinet in a Bengaluru flat?

A flat shelf needs 350 mm, because an adult shoe lying flat is about 300 mm long. A tilt-out front needs only 150 mm to 200 mm. Measure your entry strip, keep 900 mm of walkway, and take the remainder. On a 1,200 mm strip that is 300 mm.

Is a built-in shoe cabinet worth it over a ready-made one?

A ready-made 16 pair cabinet is about Rs 11,999, and Bengaluru retail racks run Rs 2,000 to Rs 20,000. A built-in of the same capacity is Rs 14,000 to Rs 18,000. That premium buys an exact fit, no dust gap underneath and a matching finish.

How much does a pull-out shoe rack fitting cost in India?

In 2026, roughly Rs 2,800 to Rs 5,200 for Ebco, Rs 4,200 to Rs 7,500 for Hettich and Rs 5,400 to Rs 10,000 for Hafele. A Hettich vertical pull-out lists at Rs 4,547 and a Hafele pull-out at an MRP of Rs 16,400. These fittings are 448 mm to 456 mm deep, so the mechanism price is only half of what you are accepting.

How many pairs will a 900 mm wide shoe cabinet hold?

About 4 pairs per shelf, since a pair side by side takes roughly 200 mm of width, so four shelves hold about 16 pairs. A tilt-out of the same face holds 12 to 16, and a branded pull-out slightly fewer because the frame takes internal volume.

Should an entrance shoe cabinet be plywood or MDF?

Plywood, in a water-resistant grade at the plinth. At 18 mm in 2026 plywood is Rs 90 to Rs 160 per square foot against Rs 55 to Rs 85 for MDF, so on 41 square feet the premium is about Rs 1,400 to Rs 3,100. The bottom 100 mm always swells first.

The board areas and totals here are arithmetic from the stated dimensions and our own published Bengaluru rate cards, not one measured project, because no myNivasa client has yet commissioned an entrance unit on its own. Mechanism prices are listed retail prices captured in September 2026, and the 1,200 mm entry strip is what we see most often, not a code requirement.

Final word. This is the smallest built-in in a Bengaluru home and the most likely to be got wrong, because its price is set by a dimension nobody discusses. Decide the depth before the finish, and measure the walkway before the mechanism.

A 450 mm kitchen tall unit with four fixed shelves costs Rs 17,000 to Rs 26,000 in Bengaluru in 2026. The same column at 600 mm with a 6 tier soft close pull out costs Rs 55,000 to Rs 78,000, and roughly Rs 24,000 of that is the steel frame alone. A Signature specification with a 120 kg larder and an oven housing runs Rs 1,00,000 to Rs 1,40,000. The gap between the first two is almost entirely hardware, which is why most pages quote Rs 25,000 to Rs 50,000 and you get a revised figure later.

The one specification to check before you sign: a 450 mm pull out larder is rated 120 kg, the 600 mm one 50 kg. Wider does not mean stronger.

What a kitchen tall unit costs in Bengaluru, tier by tier

A tall unit is priced from three things, and most pages quote only the first: the carcase and shutter carpentry, priced on shutter area; the internal system, either four fixed shelves costing almost nothing or a steel pull out frame costing more than the carpentry around it; and the appliance provision, meaning an oven or microwave housing with its own power point.

Our published Bengaluru rate card prices kitchen carpentry by shutter area: Rs 1,650 to Rs 2,400 per sq ft at entry grade, Rs 2,400 to Rs 3,800 at standard, Rs 3,800 to Rs 5,200 at premium. A 600 mm tall unit carries about 14.2 sq ft of shutter, which puts the carpentry alone at Rs 34,100 to Rs 54,000 before a single basket goes in.

The Comfort tier is where people are caught out. The Rs 25,000 to Rs 50,000 most Bengaluru pages publish is not wrong, only incomplete: it is the carcase and shutters. The 6 tier frame that makes a tall unit worth building is quoted separately at Rs 23,200 to Rs 23,909, the same exclusion pattern we set out in what a modular kitchen quote leaves out.

Larder or cupboard: what actually makes a column a tall unit

  • A 600 mm Comfort tier tall unit in Bengaluru costs Rs 55,000 to Rs 78,000 in 2026, of which Rs 23,200 to Rs 23,909 is the pull out frame alone.
  • A 450 mm pull out larder is rated 120 kg, the 600 mm version 50 kg.
  • The frame needs 505 mm clear inside the carcase. A 450 mm deep tall unit cannot take one at all.
  • A 6 tier frame fits an internal carcase height of 1,815 mm to 2,115 mm, so a 90 inch carcase runs past it.
  • A 600 mm tall unit displaces a base and a wall cabinet, adding only about 5 sq ft of net shutter area, worth Rs 12,000 to Rs 19,000 of new carpentry.

Why the 450 mm pull out is rated 120 kg and the 600 mm one only 50 kg

Hettich India sells its 6 layer Cargo larder, the one with the 120 kg frame and chrome plated stainless steel baskets, for carcase outer widths of 300 mm, 400 mm and 450 mm only. Häfele India lists VS TAL larder storage for 300 mm and 400 mm widths. Ask for a 600 mm tall unit with a pull out and you get a different product: a 6 tier larder or Duo frame rated 50 kg, 532 mm by 500 mm by 1,828 mm. The wider unit carries 70 kg less, because a wide frame cantilevers its load further from the runners.

The rule this produces is the opposite of instinct. If the unit will hold atta, rice, oil tins and pulses, specify 450 mm and take the 120 kg frame. Two 450 mm columns side by side give 240 kg of rated capacity for less than one 600 mm column at 50 kg.

The 505 mm depth gate that decides whether any pull out fits

Hettich publishes a minimum inside carcase depth of 505 mm for the Cargo larder, and the 600 mm larder frame is 500 mm deep. Neither is negotiable: the frame has to sit inside the box with the door closed in front of it.

Work backwards and it becomes a construction rule. A carcase with 505 mm clear inside needs a 6 mm back panel and runner clearance on top, so about 520 mm internal, and with an 18 mm shutter the finished cabinet must be roughly 545 mm deep. Any tall unit built at 450 mm depth, which Bengaluru firms do routinely beside a refrigerator when the passage is tight, is permanently incapable of taking a pull out. If your passage cannot spare 545 mm, make the unit narrower rather than shallower, which also moves you onto the 120 kg frame.

A tall unit does not add storage, it trades away a base and a wall cabinet

Your kitchen has a fixed wall length. Every 600 mm you give a tall unit is taken from the base run and, because the unit runs to the ceiling, from the wall run too. The honest question is not what a tall unit costs, but what it costs more than the two cabinets it replaced.

The tall unit carries about 14.2 sq ft of shutter, at 600 mm by roughly 2,200 mm of door. The base cabinet it displaces carried 4.65 sq ft, the wall cabinet 4.52 sq ft. Displaced shutter is 9.2 sq ft, so net new shutter is only 5.0 sq ft.

Read that way a tall unit is good value, provided the frame is rated for what you will put in it. The same logic sits behind our modular kitchen cost in HSR Layout figures.

Why a 90 inch carcase strands the top tier of a 6 tier larder

Most Bengaluru firms, ourselves included, build tall units at 90 inches, which is 2,286 mm. Hettich states that a 6 tier Cargo installs in an internal carcase height of 1,815 mm to 2,115 mm. The 600 mm larder frame is 1,828 mm tall and needs at least that much cabinet height.

Take a 2,286 mm carcase, subtract an 18 mm top, an 18 mm bottom and a 100 mm skirting, and you have roughly 2,150 mm internal. That is 35 mm past the 2,115 mm ceiling of the window. The fitter either lifts the frame and leaves a dead strip below, or the top becomes a separate loft compartment reachable only from a stool. Decide it on paper: build the carcase at 2,100 mm to 2,150 mm with a deliberate loft above, or accept that the top 300 mm is loft storage and price it as such.

The larder frame, where MRP and Bengaluru street price diverge most

The Hettich 6 tier larder for a 600 mm cabinet lists at Rs 38,230 and sells in Bengaluru at Rs 23,909, a discount of 37 percent. The Duo 6 tier lists at Rs 37,810 and sells at Rs 23,200, 39 percent off. Smaller hardware repeats the pattern: an InnoTech tandem box lists at Rs 5,904 and sells at Rs 3,065, Quadro V6 runners list at Rs 2,952 and sell at Rs 1,463.

No other line in a kitchen quotation carries a gap that size. When a quotation prices the pull out at list, the difference is Rs 14,000 on one component. Ask for the article code, 9346304 plus 9347699 for the 600 mm larder, and price it yourself. We publish the Hettich Cargo Premium tall unit pull out for a 600 mm cabinet at Rs 18,500 to Rs 28,000, which is the fair range. Well above Rs 28,000 for a 50 kg frame is markup, not specification.

How long does it take to build and fit a kitchen tall unit?

The carcase and shutters are made alongside the kitchen and add no separate time. Fitting and commissioning the pull out takes half a working day. The real risk is hardware lead time, since imported frames can take 7 to 15 days in Bengaluru.

A kitchen tall unit is the one element where the hardware costs more than the woodwork, and where the specification that decides service life is a load rating nobody prints on a quotation. Get three numbers on paper before you sign: carcase depth in millimetres, rated load in kilograms, and the article code.

What Are the Right Wardrobe Internal Sizes in Bengaluru?

Most Bengaluru wardrobe drawings I review carry a depth of 450 mm, and that is wrong for any bay you intend to hang clothes in. A standard adult hanger is 430 mm to 450 mm across. Strip an 18 mm shutter and a 6 mm back panel off a 450 mm carcass and about 426 mm of clear depth is left, narrower than the hanger itself. The working sizes for a Bengaluru apartment in 2026 are 600 mm external depth, a short hang bay with 950 mm to 1,100 mm of clear drop, a long hang bay with 1,600 mm to 1,750 mm, shelves at 300 mm centres and drawers 150 mm to 200 mm deep. The loft adds Rs 14,400 to Rs 16,800 on a 6 ft wardrobe.

Wardrobe internal design: what the numbers actually are

A wardrobe quotation in Bengaluru is priced on shutter area, so the drawing that gets approved is a drawing of the outside. The inside is left to the carpenter, who builds whatever the last job had. That is how a family ends up with four shelves at 400 mm and nowhere to hang a saree.

The inside is a stack of vertical clearances, each set by a garment rather than by taste. A folded shirt stack is 250 mm to 300 mm tall before it leans. A shirt on a hanger drops 950 mm to 1,100 mm from the rod. A full length saree drops 1,600 mm to 1,750 mm. Those three numbers, and the depth the hanger demands, decide every horizontal line in the unit.

Depth comes first, because it is the one figure you cannot change later. Asian Paints Beautiful Homes puts the absolute minimum hanging depth at 20 inches, or 508 mm, noting that at 20 inches a garment clears the back panel by about 2 inches and 22 to 24 inches is needed before a hanger turns without catching. A swing wardrobe runs 20 to 24 inches deep and a sliding one 24 to 28 inches, because the track and panel overlap eat 2 to 4 inches. That means 600 mm external for hinged and 650 mm for sliding, and I have never regretted specifying 600 mm.

Height here is settled by the slab. A 7 ft body at 2,134 mm plus a loft above it is the standard Bengaluru stack, and the loft is where the money quietly goes. Our published guest room rate card prices a 6 ft by 7 ft hinged laminate wardrobe on 19 mm BWP plywood at Rs 54,600 to Rs 63,000, and the loft add-on, 6 ft by 2 ft or 12 sq ft, at Rs 1,200 to Rs 1,400 per sq ft, giving Rs 14,400 to Rs 16,800. Read those two lines together. The loft is billed at 86 to 93 percent of the rate charged for the wardrobe body, and it holds suitcases you reach for twice a year.

In eight years of reviewing wardrobe drawings in this city, the most expensive line has never been the shutter finish. It is two feet of loft nobody costed, above a bay built too shallow to hang a shirt in.

  • Specify 600 mm external depth for any hanging bay. At 450 mm the clear depth is about 426 mm, below the 430 mm to 450 mm width of an adult hanger.
  • Short hang needs 950 mm to 1,100 mm of clear drop, long hang 1,600 mm to 1,750 mm.
  • Set folded clothes shelves at 300 mm centres, never below 250 mm.
  • Hettich channels step in 50 mm increments, so carcass depth sets drawer length in fixed jumps.
  • A 6 ft loft costs Rs 14,400 to Rs 16,800, about 26 percent on top of a Rs 54,600 to Rs 63,000 body.

Why a 450 mm deep wardrobe cannot hold a hanger square

Indian wardrobe guides do not agree on depth. Several publish 40 cm to 45 cm as the standard, others 55 cm to 60 cm: a 150 mm spread on the one dimension you cannot correct once the carcass is assembled.

The hanger settles it. A standard adult hanger measures 430 mm to 450 mm across, a wide suit hanger 460 mm to 510 mm. Take the 450 mm carcass apart: an 18 mm shutter, a 6 mm back panel, about 426 mm of clear depth left. The hanger is wider than the space, so it sits at an angle, the shoulder of every shirt presses the shutter, and within a year the shutter edge carries a line of grime.

At 600 mm external the same subtraction leaves roughly 576 mm clear and the hanger sits square. Where the wall cannot give up 600 mm, build a deep hanging section plus a shallow shelf tower, not one shallow unit that hangs nothing properly.

The five garment zones and what each one measures

Every wardrobe I draw is built from five zones, three of them side by side in a 6 ft unit. This is the sheet I hand the carpenter.

The 300 mm shelf is not a rounded number. Below 250 mm you cannot get a hand under a stack, above 380 mm it topples when you pull from the middle. Wooden Street publishes the same 300 mm to 380 mm band.

Rod heights for shirts, sarees and a double hang bay

Rod height is published two ways: the height above the floor, and the clear drop from the rod to whatever sits below. Only the clear drop matters, because that is what the garment occupies. A short hang bay needs 950 mm to 1,100 mm below the rod, a long hang bay 1,600 mm to 1,750 mm. Measured the other way, Asian Paints puts the full length saree rod at 72 to 78 inches above the floor and the folded rod at 48 inches. A drawing that does not say which it means will be built wrong.

A double hang bay is where most Bengaluru wardrobes recover capacity. Two rods in one bay, each with roughly 950 mm of clear drop and split by a fixed shelf, hold nearly twice the shirts of a single tall bay. It works only for short garments, so the moment a saree enters, one full height bay is reserved for it.

Here is the arithmetic that decides the bottom of that bay, and I have not seen it on any competitor page. A 7 ft body is 2,134 mm. Take off a 100 mm plinth and an 18 mm top panel and 2,016 mm remains. Give the long hang its full 1,750 mm and only 266 mm is left: one drawer at 200 mm, nothing else. A drawing showing a full height saree bay over two drawers does not add up, and the carpenter fixes it on site by cutting the saree drop.

Why the drawer inside a shallow wardrobe loses 100 mm

Drawer length is not something a carpenter chooses freely. The hardware chooses it, and it comes in fixed steps.

Hettich India lists its regular telescopic channels at 300, 350, 400, 450, 500, 550, 600, 650 and 700 mm. There is no 425 mm channel and there never will be. The channel must be shorter than the clear internal depth, so carcass depth sets drawer length in 50 mm jumps. A 600 mm carcass takes a 500 mm channel. A 450 mm carcass takes only a 400 mm one. Saving 150 mm of depth costs you 100 mm of drawer travel, permanently, in a drawer you open every morning.

The channels are cheap and worth naming on the quotation. Hettich lists the KA 5332 at about Rs 335 a set and the KA 5632 at 45 kg capacity at about Rs 417. A quote that says drawers with no length, brand or load rating is selling you an unknown. What the loft above your wardrobe costs in Bengaluru

The loft gets added to almost every Bengaluru wardrobe because the ceiling is there and the gap looks untidy. Nobody prices it separately, and relative to how often it is opened it is the costliest square footage in the bedroom.

Set the first two rates beside each other. The loft is charged at 86 to 93 percent of the body rate per square foot and adds about 26 percent to the bill. For a family that keeps razais and festival clothing boxed that is money well spent. For a couple with two suitcases it is Rs 15,000 of joinery holding air.

Specify 600 mm external depth for any hanging bay, leaving about 576 mm clear after an 18 mm shutter and a 6 mm back panel. How high should the hanging rod be inside a wardrobe?

Limitations. These are clear internal dimensions assuming an 18 mm shutter, a 19 mm BWP carcass and a 6 mm back panel. Garment lengths vary, so measure your longest saree first. The rate card is a 2026 Bengaluru band on laminate over BWP plywood.

That is roughly 63 points at Rs 700 to Rs 1,400 each, a distribution board with RCCB at Rs 4,000 to Rs 12,000, chasing and plaster at Rs 12,000 to Rs 28,000, and a repaint at Rs 20,000 to Rs 50,000. What Rewiring a 2BHK Actually Costs in Bengaluru in 2026

Three different jobs hide behind the phrase "rewiring my 2BHK", and they are separated by a factor of ten.

Adding points only costs Rs 18,000 to Rs 52,000. Nothing existing is touched: you cut 6 to 10 new positions into a finished flat and patch afterwards. On myNivasa projects in Marathahalli, a chimney socket, an induction-ready 25 amp point, a geyser MCB upgrade and one bedroom AC point land at Rs 18,000 to Rs 35,000. On our Bellandur projects the average electrical extension came to Rs 52,000 for 8 extra points.

A partial rewire costs Rs 45,000 to Rs 90,000. Kitchen, bathrooms and AC circuits are redone on new cable with dedicated MCBs and the board is replaced. Bedroom lighting circuits are left alone, because they carry almost no load.

A full concealed rewire costs Rs 80,000 to Rs 1.8 lakh. Every circuit comes out, every wall gets chased, and the flat is repainted. It is made by what is already inside the wall.

In eight years of Bengaluru renovations I have never seen a homeowner regret a partial rewire. I have seen plenty regret a full one, because they paid for a fortnight of dust to replace copper with twenty years left in it.

Four Published Numbers for One Flat, and Why They Disagree

Search for this cost and you get answers that do not overlap. Elmeck Wires publishes Rs 51,875 to Rs 75,500 for a 1,000 sq ft 2BHK. Mountcable publishes Rs 90,000 to Rs 1.9 lakh for the same flat. NoBroker publishes Rs 1.65 lakh to Rs 1.9 lakh.

None is wrong. They price different scopes and none says so. Elmeck is quoting a new building, where walls are open and nothing is made good. Mountcable at the top of its range is quoting premium material alone, before labour. NoBroker is quoting a full overhaul including a new board.

So an online rate tells you nothing until you know three things: is material included, is civil work included, and is the flat empty.

What a Light Point, a 16A Socket and an AC Point Each Cost

Not all points cost the same, and the gap is wider than homeowners expect. A light point is thin cable on a shared circuit. An air conditioner point is thick cable on a circuit of its own, with its own breaker and often a hole cored through an external wall.

Three air conditioner points alone are Rs 18,000 to Rs 21,000, more than all 22 light and fan points together. This is the commonest reason a quote comes back higher than budgeted: the homeowner counted rooms, the electrician counted loads.

Counting the Points in a 2BHK Before You Accept a Quote

Here is the count we use on a standard 1,000 sq ft Bengaluru 2BHK. Living and dining takes 15 points, the master bedroom 10, the second bedroom 9, the kitchen 13, two bathrooms 8 between them, the utility and balcony 4, and the entry and passage 4. The kitchen number surprises people: separate 16A outlets for refrigerator, microwave and chimney, plus a water purifier point.

That is 63 points, inside the 60 to 80 range Indian contractors quote for a two bedroom flat. If a quote claims 40, someone has left out the kitchen or the air conditioners. Do this count yourself on a printout of your floor plan before you invite anyone to quote. It takes twenty minutes and turns every later conversation into a comparison.

Chasing and Making Good: The Civil Bill Behind Every Concealed Wire

Concealed wiring means a groove cut into plaster, a conduit laid in it, and the groove filled again. On a full rewire that is a few hundred running feet of groove across almost every wall.

Cutting and filling costs Rs 12,000 to Rs 28,000. The repaint that follows costs Rs 20,000 to Rs 50,000, because you cannot patch a chased wall invisibly. Feather a filled groove into old paint and it still reads as a scar in raked evening light. Chase three walls and you repaint the room. Chase three rooms and you repaint the flat.

Add the two and the civil tail is Rs 32,000 to Rs 78,000, against a wiring bill of Rs 44,000 to Rs 88,000. Plaster and paint are very nearly a second wiring bill, and almost no Bengaluru electrician includes them, because almost no Bengaluru electrician paints. This is the real argument for a partial rewire: restrict chasing to kitchen and bathroom walls, which get tiled anyway, and the repaint line disappears.

Why a Point Added Later Costs Five Times a Point Cut Early

Look again at the Bellandur figure: Rs 52,000 for 8 added points, or Rs 6,500 a point. Then look at the market rate for a point cut during a rewire, Rs 700 to Rs 1,400. The same socket, same city, same year, at roughly five times the price.

The gap is not a markup. It is sequence. A point cut during a strip-down shares its chase, its plaster repair and its repaint with sixty others. A point cut into a finished flat carries all three alone, plus a day of furniture shifting.

So the per point rate is not really a property of the point. It is a property of the moment you decide you want it. A point you think of during design is a Rs 1,000 decision. The same point after handover is a Rs 6,500 decision. So walk your floor plan with a pen and mark where you will actually stand with a phone, a laptop, a vacuum cleaner and a hair dryer.

Aluminium Wiring and Undersized Boards in Pre-2018 Bengaluru Flats

Two conditions decide whether your flat needs the full job, and both are specific to Bengaluru building stock. The first is aluminium wiring. Many apartments handed over before 2018 were wired in aluminium or fitted with undersized breakers. Aluminium moves more than copper at the terminal screw, the connection loosens over years, and a loose connection heats. Replacing aluminium with copper across a 3BHK costs Rs 25,000 to Rs 45,000 on our published rates. If an electrician opens your board and finds silver-grey conductors rather than copper-coloured ones, the partial option is off the table.

The second is the sanctioned load. A Bengaluru 2BHK is typically connected at 3 kW with a single 2 pole 25A RCCB rated at 100 mA, one 25A main breaker and 10 to 12 smaller breakers at 16A and 10A, a configuration Citizen Matters sets out in detail. Add a 1.5 ton air conditioner at roughly 1.5 kW, a geyser at 2 kW and a microwave at 1.2 kW, and three appliances have taken you past 3 kW.

That matters more than the wire you choose. Enhancing a BESCOM sanctioned load is a separate application that cascades into cable, breaker and sometimes meter replacement. Rewiring in premium copper while leaving a 3 kW ceiling in place buys better conductors inside the same bottleneck. Check the sanctioned load on your bill first.

The comparison you are shown is the wrong one. Steel against quartz is a real choice, but it is not where Bengaluru kitchens go wrong. A 304 stainless steel sink costs Rs 2,500 to Rs 25,000 in Bengaluru in 2026 and a quartz composite sink costs Rs 8,000 to Rs 45,000, with most 2BHK owners landing at Rs 5,000 to Rs 12,000 on steel and Rs 12,000 to Rs 20,000 on quartz. What costs money is thickness and sequence. IS 13983, the Indian standard for domestic stainless steel sinks, requires sheet of at least 1.00 mm before forming, yet much of what Bengaluru sells as 304 grade is 0.8 mm. And the sink must be bought before the countertop is templated.

Steel or Quartz: What Each One Costs Installed in a Bengaluru Kitchen

The two materials fail in opposite ways. Grade 304 stainless steel dents and shows every water spot but will not crack, and takes a hot kadhai set straight down in it. Quartz composite, roughly 80 percent crushed quartz bound in acrylic resin, hides hard water marks and washes quietly, but chips at the rim under a dropped brass vessel and marks under a pan straight off the flame.

A real line from our own bill of quantities. The Sobha The Supreme kitchen in HSR Layout carried a Carysil single bowl quartz composite sink at 600 mm by 450 mm, quoted at Rs 14,500, with a Jaquar pull out spray mixer at Rs 8,500. Both sat outside the modular kitchen total as separate lines. That is Rs 23,000 for sink and tap alone, a figure most homeowners have not budgeted.

Bengaluru water pushes the decision in a direction national buying guides miss. The city runs on over 400,000 borewells, and water treatment surveys put borewell dissolved solids at 500 to 1,500 ppm against 150 to 300 ppm for treated Cauvery supply. On a mirror polish steel bowl that hardness writes itself as white scale within days, which is why we specify matt or satin steel in a borewell fed block.

In eight years of Bengaluru kitchens I have replaced far more sinks for thinness than for material. A 0.8 mm bowl that drums under the tap gets changed inside four years. A 1.0 mm bowl in the same kitchen is still there.

The 1.00 mm Rule in IS 13983 That 304 Grade Does Not Tell You

Every sink shop in Bengaluru leads with the same two words. Grade 304. It is a true claim and a nearly useless one, because grade describes chemistry, not construction. IS 13983 does name grade 304 in clause 5. It then does something the shop will not mention. Clause 6.1.1 requires nominal sheet thickness of not less than 1.00 mm before forming, and clause 6.1.2 requires not less than 0.75 mm at any point after forming.

A large share of what Bengaluru sells as 304 grade is pressed from 0.8 mm or 0.9 mm sheet. It is genuinely 304. It is also below the thickness the Indian standard sets, and after pressing the corners of a 0.8 mm bowl can thin past the 0.75 mm floor. That is what you hear when a cheap sink drums under a running tap.

Two checks take thirty seconds in the shop. Press the centre of the drainboard hard with your thumb: a 1.0 mm sheet gives almost nothing, a 0.8 mm sheet dips visibly. Then turn the sink over and look for bitumen damping pads. Most sinks under Rs 4,000 have none.

Grade still matters, for a different failure. Grade 304 resists the pitting that grade 202 does not, and where turmeric and salt meet standing water daily that becomes rust freckles around the waste within two or three years. You want both: 304 for corrosion, 1.0 mm for rigidity. Ask for the thickness in writing.

Your 600 mm Platform Caps the Sink at 515 mm and the Bowl at 150 mm

The standard Bengaluru apartment platform is 600 mm deep, front edge to wall, and that dimension quietly decides which sinks are open to you. IS 13983 caps the sink at 515 mm across a 600 mm worktop and 440 mm across a 500 mm worktop. A 20 inch deep sink measures 508 mm, so it fits with 7 mm to spare.

That is tighter than it sounds. The standard also requires tap hole centres to sit more than 60 mm from the nearest back edge of the bowl. Push a 508 mm sink back to gain worktop in front and the tap hole moves toward the wall until a swan neck faucet fouls the backsplash and cannot swing.

Bowl depth is the other number to fix before you shop. The standard sets 150 mm minimum from the top edge of the bowl to the base. For a kitchen using a 5 litre pressure cooker daily that is not enough, so we specify 200 mm, the depth at which a cooker sits below the rim and the water coming off it stays inside the bowl.

Bengaluru apartment kitchens rarely justify a double bowl either. At 37 to 45 inches wide it eats the whole run between hob and corner in a 10 by 10 kitchen, and where there is a dishwasher the second bowl becomes storage. A single bowl of 600 mm by 450 mm with a drainboard is what we specify most often.

Buy the Sink Before the Stone Is Templated, Because Undermount Is Permanent

This is the sequencing rule no product page carries, and the one behind the most expensive mistakes we are called to fix. The countertop is cut to your actual sink, not to a catalogue drawing. If the sink has not been bought when the fabricator templates, either the counter returns to the yard uncut, or he cuts to a generic size and you shop for a sink that fits a hole.

Mounting decides how permanent that commitment is. A top mount sink drops into the hole and its rim sits on the stone, so the cutout is forgiving and the sink can be swapped later. An undermount sink is bonded beneath the stone with clips and epoxy and the exposed cut edge has to be polished, which is why fabricators charge that cutout as its own line. It wipes cleaner, with no rim seam collecting rice and turmeric, and it locks you in. The sealed edge also limits undermount to stone, engineered quartz or solid surface, so on a laminate or tiled platform top mount is the only honest option.

Since a Bengaluru countertop replacement runs Rs 4,800 to Rs 13,500 for a 30 square foot counter, committing the stone to a sink you have not yet held is an expensive way to save a week.

One more thing sits under all of this, literally. The cabinet beneath the sink is the first carcass in a Bengaluru kitchen to fail, because the joint leaks slowly and the board softens at the top rail before anybody notices. Is a quartz sink better than stainless steel for an Indian kitchen?

Neither is better outright. Quartz composite hides hard water marks and runs quiet, which suits a Bengaluru building on borewell supply at 500 to 1,500 ppm dissolved solids, and costs Rs 8,000 to Rs 45,000. Grade 304 steel takes a hot kadhai, will not chip, and costs Rs 2,500 to Rs 25,000. If you cook heavily on gas, choose 304 steel at 1.0 mm in matt finish.

What thickness should a stainless steel kitchen sink be?

At least 1.00 mm before forming, the minimum set by IS 13983, and at least 0.75 mm at any point after forming, because pressing thins the corners. Much of what Bengaluru sells as 304 grade is 0.8 mm sheet and falls below that. Ask for the thickness on the invoice, not just the grade.

What size kitchen sink fits a Bengaluru apartment platform?

Can I fit an undermount sink to a granite countertop that is already installed?

Only if the existing cutout is smaller than the new bowl and the edge can be recut and polished in place, which is rarely practical once the slab is bedded. In most Bengaluru kitchens, converting a top mount opening to undermount means a new countertop.

Usually nothing, because almost every Bengaluru studio expects you to buy the sink and faucet yourself. Budget Rs 10,000 to Rs 25,000 for a mid range sink and mixer. How Much Height Does a False Ceiling Take in a Bedroom?

If your bedroom measures 9 ft or less from floor to slab, a full false ceiling is the wrong answer and a peripheral border is the right one. It takes 84 mm (3.3 in) at the structural minimum, 100 to 130 mm for a peripheral cove border, 125 to 175 mm for a flat ceiling with recessed spotlights, and 300 to 350 mm if a ducted air conditioner runs above it. How Much Height a Bedroom False Ceiling Actually Takes Off Your Slab

Almost every page says 4 to 8 inches and stops. That range is correct and useless: it never tells you which end applies to your room. Start from the parts.

A gypsum ceiling hangs on a metal frame. Saint-Gobain Gyproc publishes the sizes for its GypSerra ceiling framing system: the intermediate channel is 45 mm deep, the ceiling section that carries the board is 26 mm, and a standard plasterboard is 12.5 mm. That is 83.5 mm, call it 84 mm or 3.3 inches, before a single light or duct enters the conversation. It also explains why the 4 inch figure everybody quotes is real rather than a rule of thumb: 4 inches is 102 mm, leaving about 18 mm of adjustment for a slab that is not level, and Bengaluru slabs rarely are.

Everything above 84 mm is a choice. A cove needs a lip to hide the LED strip, so a border lands at 100 to 130 mm. A recessed spotlight is a can with a driver, not a disc, and wants 125 to 175 mm. A second level adds a step, so 150 to 200 mm. Ducted air conditioning needs 300 to 350 mm.

Set that against a real Bengaluru bedroom. Developers build at 3.0 to 3.1 m floor to floor, so after a 125 to 150 mm slab most flats of the last 12 years measure 9 ft 4 in to 9 ft 8 in floor to slab, and older stock a flat 9 ft. The National Building Code of India 2016 sets 2.75 m as the minimum for a habitable room, and separately 2.4 m from floor to the lowest point of an air conditioning duct or false ceiling. A 9 ft 4 in bedroom with a 175 mm flat ceiling finishes at 8 ft 7 in, comfortably legal. Legality is not the problem. The fan is.

Our own number: in a 2BHK near Marathahalli the living and dining gypsum ceiling with cove lighting came to Rs. 61,000, while the two bedrooms, both plain peripheral borders, added Rs. 22,000 between them, about Rs. 11,000 a room. Same flat, same week. The difference was worked area.

I have never been called back because a bedroom ceiling was too plain. I have been called back because a fan began to hum after a full drop, and once because a pelmet and a cove arrived at the same window wall.

  • The unavoidable minimum is 84 mm (3.3 in): a 45 mm channel, a 26 mm section and a 12.5 mm board.
  • A peripheral cove border drops 100 to 130 mm and leaves the centre at full slab height.
  • Only ducted air conditioning forces 300 to 350 mm, and that is decided at the ceiling stage.

Two rows deserve a warning. A beam is invisible until the ceiling is set out, and if one crosses your bedroom 200 mm below the slab the flat ceiling must sit below the beam, so the room loses that height whether you wanted it or not. In a low room the honest fix is to paint the beam the wall colour and run the cove up to it. The other is ducted air conditioning: a split needs nothing from your ceiling, a ducted unit needs 300 to 350 mm and finishes a 9 ft 4 in room near 8 ft 3 in.

Measure Floor to Slab First, Because That Number Sets Your Maximum Drop

Take a steel tape to a corner of the bedroom, not the middle, and measure floor to concrete.

  • Under 9 ft (2.75 m). Peripheral border only, 100 mm, Rs. 8,000 to Rs. 13,000 for a 100 sq ft room. Skip recessed spotlights, which force you deeper.
  • 9 ft to 9 ft 6 in (2.75 m to 2.90 m). Where most Bengaluru flats sit. The border stays safest. A flat ceiling with spots works at 125 mm, Rs. 13,000 to Rs. 20,000, only if the AC is a wall mounted split and the fan sits on the standard hook.
  • 9 ft 6 in to 10 ft (2.90 m to 3.05 m). Now you can play. A two level tray at 150 to 200 mm, Rs. 19,000 to Rs. 30,000, hides a profile light. The only band in which ducted AC belongs.

Absent from that list: the catalogue, shot in a room with a 12 ft slab, exactly as in a 10x12 bedroom layout.

The Fan Intake Gap and the Curtain Pelmet, Two Collisions Nobody Quotes For

Every guide repeats the safety rule: fan blades should sit more than 2.30 m above the floor under appliance standard IEC 60335-2-80. In a 9 ft 4 in bedroom you would have to drop the ceiling more than 400 mm to break it. The rule that binds is above the blades.

A ceiling fan is a pump. It draws air from the space between its blades and the ceiling, and wants roughly 300 mm (12 in) of clear air up there. A 1200 mm sweep fan on the builder's hook, with the short downrod most Bengaluru flats are handed over with, puts the blade plane about 250 to 300 mm below the slab. Drop a flat ceiling 150 mm and the fan has 100 to 150 mm of intake left. It still spins, but moves less air and many units hum, because the blades work against a surface. Fix it at framing: keep the centre at slab height, shorten the downrod, or move the hook.

The second collision is the curtain pelmet. A Bengaluru curtain box is typically 150 to 230 mm deep and sits hard against the slab at the window wall, exactly where a peripheral cove wants to run. Two trades, two weeks apart, one piece of ceiling. When nobody draws them together the pelmet ends up scribed awkwardly or dropped below the other three walls. The fix is a drawing, not money, and the alternative is paying the Rs. 25 to Rs. 45 per running foot cove line twice. Decide whether the cove stops short of the window wall or the track is recessed, as we do in the bedroom fit-out sequence.

What a 100 Sq Ft Bedroom Ceiling Costs Once the Cove and Lights Are In

A ceiling is priced on worked area, not floor area, which explains most of the gap between two quotations for one room. A border on a 10 x 10 bedroom covers about 40 sq ft, 40 percent of the ceiling. A flat ceiling covers all 100. A two level tray works about 140 sq ft.
