Bathroom Renovation Without Breaking Tiles: Cost vs Redo

Direct answer: A bathroom makeover without breaking tiles means new fittings, regrouting, a glass partition and sometimes new tiles laid over old ones. A full sanitaryware set costs Rs 18,000 to Rs 60,000. A full redo of a 40 to 45 sq ft bathroom costs Rs 1.2 lakh to Rs 3 lakh mid-range. Any leak means a full redo.

Breaking tiles is the messiest, loudest and slowest part of a bathroom renovation. It also brings debris, association permissions and a week or more without a usable bathroom. So it is fair to ask: can the bathroom look new without it? Often yes, if what underneath is sound. This guide compares the no-break options with a full redo, shows what each costs in Bengaluru, and lists the signs that tell you a no-break makeover is the wrong choice.

Figures are before 18 percent GST and come from our bathroom renovation cost guide for Bangalore.

What you can change without breaking tiles

  • Sanitaryware and CP fittings: WC, wash basin, mixer, shower, health faucet and accessories.
  • Grout: raking out stained or cracked grout and regrouting.
  • Shower partition: a tempered glass partition to keep the dry area dry.
  • Mirror, vanity and storage: a vanity unit under the basin and a mirror cabinet.
  • Lighting and exhaust: waterproof light points and a better exhaust fan.
  • Tile-over-tile overlay: new tiles fixed over sound old tiles with a suitable adhesive, on walls, floor or both.

Cost: no-break makeover vs full redo

Option What is included Typical cost (before GST) What pushes it up or down
Fittings swap, budget brands Full set of base fittings (Parryware, Hindware) Rs 18,000 to Rs 30,000 for the set Wall-hung vs floor WC, number of items
Fittings swap, mid-range brands Jaquar or Cera full set Rs 28,000 to Rs 60,000 for the set Concealed cistern, thermostatic or rain shower
Glass shower partition Tempered glass with hardware Rs 12,000 to Rs 25,000 Glass thickness, sliding vs fixed, size
Regrouting Removing old grout and refilling joints Priced by area and grout type; ask for a per sq ft rate Epoxy vs cement grout, wall height
Tile-over-tile overlay New tiles laid over old, no demolition Tiles Rs 60 to Rs 150 per sq ft plus Rs 100 to Rs 150 per sq ft laying Tile size and type, adhesive, trims and edge finishing
Full redo, Essential tier Demolition, new waterproofing, ceramic tiles, base fittings, existing layout Rs 90,000 to Rs 1.5 lakh Bathroom size, tile grade
Full redo, mid-range (40 to 45 sq ft) Demolition, two-coat waterproofing, vitrified tiles, concealed CPVC plumbing, branded fittings, glass partition Rs 1.2 lakh to Rs 3 lakh Brands, layout changes, large-format tiles

Individual items help you check a quote: a mid-range basin mixer runs about Rs 3,500, a wall mixer about Rs 4,000, a floor-mounted WC around Rs 9,000 and a rain shower set near Rs 6,000. If a fittings-only quote is far above these without a premium brand named, ask why.

Tile-over-tile: when it works and when it does not

Overlay saves the demolition cost and time, but it has limits.

  • Tile choice matters. Thinner, lighter tiles suit overlays best. Our tile flooring cost guide compares tile types and rates.
  • Old tiles must be firmly bonded. Tap them; hollow-sounding or loose tiles must be removed first, or the new layer can crack or pop.
  • Floor height rises. A new layer adds thickness. Check the door bottom clearance and the step between the bathroom and the bedroom.
  • Floor slope must still reach the drain. If the old floor already holds water, an overlay will not fix the slope.
  • Fittings and outlets need extensions. Mixers, taps and the floor trap grating sit deeper after an overlay, so extensions and trims are part of the job.
  • It does not renew waterproofing. If water already reaches the slab, a new tile layer hides the problem but does not stop it.

Signs you need a full redo, not a makeover

  • A damp patch on the ceiling of the flat below, or damp on the wall behind the bathroom.
  • Many hollow-sounding or cracked tiles.
  • Old GI pipes with rust-coloured water or low pressure.
  • Water pooling away from the drain.
  • A bad smell from the floor trap that cleaning does not fix.
  • You want to move the WC, shower or drain. Moving the WC or floor drain adds Rs 15,000 to Rs 25,000 in plumbing and re-waterproofing on its own.

Bengaluru specifics

  • Association rules: a no-break makeover produces little debris, so it is often easier to get approved and fits restricted work hours better than a full redo. A full redo usually needs an association NOC, debris disposal and set work timings.
  • Hard borewell water: white scale on tiles, glass and fittings is common in Bengaluru apartments on borewell supply. When choosing new fittings, check that aerators and shower heads can be cleaned easily, and consider a water softener at the inlet.
  • Monsoon: grout and adhesive need curing time, and humid weather slows it. Plan overlay work for drier months when you can.
  • Approvals: internal bathroom work in a flat normally needs only association permission. A GBA approval matters only if you change structure or external drainage.

Decision checklist

  • Tap every floor and wall tile; mark hollow ones.
  • Check the ceiling below for damp marks.
  • Run water for a few minutes and see whether the floor drains fully.
  • Check pipe age and water pressure.
  • Measure door clearance if you plan a floor overlay.
  • Decide whether the layout stays the same.
  • Pick a fittings tier and brand in writing.
  • Get both quotes: makeover and full redo, so you can compare.

Frequently asked questions

Can new tiles be laid over old bathroom tiles?

Yes, if the old tiles are firmly bonded, the floor slopes properly to the drain, and there is no leak. Hollow or loose tiles must be removed first.

How much does it cost to change only bathroom fittings?

A full set of base fittings from Parryware or Hindware costs about Rs 18,000 to Rs 30,000, and a Jaquar or Cera set about Rs 28,000 to Rs 60,000, before installation and GST.

Does tile-over-tile stop a bathroom leak?

No. A new tile layer does not renew the waterproofing underneath. If there is a leak, find the cause and fix it first.

How long does a bathroom makeover without breaking tiles take?

It is much shorter than a full redo, which typically takes 12 to 20 working days. A fittings swap can be done quickly; an overlay needs time for adhesive and grout to cure.

Is a no-break makeover worth it in an old apartment?

It can be, if the waterproofing and pipes are sound. In older buildings with GI pipes or damp signs, a full redo is often the better long-term spend.
