What a Retrofit uPVC Window Costs Per Opening in a Bengaluru Flat
Windows are sold by the square foot of the opening, not by room area and not by the piece. myNivasa publishes a Bengaluru band of Rs. 400 to Rs. 700 per square foot for uPVC supply, with fitting a further Rs. 150 to Rs. 300. Take the mid point, Rs. 550 plus Rs. 225, and every opening prices itself at Rs. 775 per square foot.
So a 4 by 4 bedroom window is 16 square feet, or Rs. 12,400, and an 8 by 7 balcony slider is 56 square feet, or Rs. 43,400. The table below prices every common opening. Note that the bathroom vent still costs Rs. 3,100, because a small window carries almost the same hardware and the same man day as a large one.
The commonest mistake is measuring the glass instead of the opening. A window that reads as two 2 foot panes is not 8 square feet, it is a 16 square foot hole once frame and mullion are counted, which is how homeowners under budget glazing by a third.
Three more lines follow, covered below. For that 4 by 4 bedroom window in a sound opening the honest all-in is Rs. 12,400, plus Rs. 500 removal, plus Rs. 1,800 to lift and refix the grill, plus about Rs. 1,000 of plaster patching. That is Rs. 15,700 before tax and about Rs. 18,500 with 18 percent GST, the number to hold quotes against.
Scale it up. A standard Bengaluru 2BHK has about seven openings, roughly 87 square feet. At Rs. 775 that is Rs. 67,425 of supply and fitting, plus Rs. 3,500 of removals, about Rs. 9,000 of grill work and Rs. 7,000 of making good. Add GST and the flat lands near Rs. 1.02 lakh, which is why the realistic band is Rs. 95,000 to Rs. 1.25 lakh.
I have never once seen a Bengaluru window quotation that priced the grill. It comes off in ten minutes and goes back in two hours, and on a five window flat that is nine thousand rupees nobody budgeted.

Reusing the Old Window Opening Versus Cutting a New One
This decision sets the bill, and it is made on day one, usually before anyone has looked closely at the wall. If the existing hole is sound and the size suits you, the new frame drops straight in and the opening finishes the same day. Civil work stays between Rs. 500 and Rs. 2,000, and the all-in cost comes in 15 to 30 percent below the alternative, per the 2026 replacement cost analysis published by Studio Matrx.
Cut a new frame and a different trade arrives. The opening is broken, the lintel recast, the wall made good on both faces. Civil work moves to Rs. 3,000 to Rs. 12,000 per opening, and the same source puts the cutting, lintel and plaster addition at Rs. 4,000 to Rs. 8,000 on one window, plus several days of dust instead of one.
Three situations still justify cutting: the old timber frame has rotted and taken the plaster with it, the opening is out of square by more than about 15 mm, or the room genuinely needs more light. Outside those, cutting a Bengaluru apartment wall is money spent on dust.

The grill. This is the Bengaluru specific one. Almost every flat window here has an MS grill bolted across it, and it must come off before the old frame moves and go back after the new one is sealed. Budget about Rs. 1,800 per opening for removal, storage, repainting the cut ends and refixing. What your apartment association will and will not allow
The external face of the building is common property, and under the Karnataka Apartment Ownership Act 1972 the association manages the common areas and sets the rules for their use. A like for like replacement in the same opening and colour is routine. A change of frame colour or glass tint needs written permission first, and get it before material is ordered. I have watched a family pay a restocking charge on eleven white frames because the association wanted brown.

Glazing is the second largest lever after the retrofit decision, and the one homeowners over specify. A single 5 mm pane is adequate for a bathroom vent or anything facing an internal courtyard. A double glazed unit, two panes with a sealed air gap, is where the gain sits: Saint-Gobain and the wider glass industry put its reduction at 25 to 40 decibels, and an acoustic unit of laminated panes at up to 45. The cost step is real. A premium uPVC system with a double glazed unit runs Rs. 900 to Rs. 1,500 per square foot against Rs. 400 to Rs. 700 for the ordinary single glazed build, so a 30 square foot living room window jumps from Rs. 23,250 to near Rs. 45,000.
So specify it only on openings facing a main road, a night service lane or a Metro alignment. On a typical 2BHK that is one or two windows, not seven. Spend the difference on hardware: a multi point lock that pulls the sash tight against the gasket does more for noise and rain than an extra pane.
uPVC, Aluminium or Wood: Which Frame Survives a Bengaluru Monsoon

Bengaluru punishes windows in a particular way. The problem is not heat but driven rain from the west through two long wet spells a year, hitting a frame that has baked through the dry months. What fails here fails at the joint.
uPVC handles that best for the money. It does not rust or swell, and the gasket rather than the material seals, so a well welded corner stays watertight. The national range is Rs. 250 to Rs. 800 per square foot. Insist on the BIS ISI mark: since IS 17953:2023 every uPVC profile sold in India must carry one, and it separates a correctly compounded profile from a thin section that sags on a wide sash within three summers.
Aluminium spans Rs. 350 to Rs. 3,000 per square foot, powder coated systems around Rs. 450 to Rs. 950. It is the right answer for very wide sliders, where uPVC would need reinforcement anyway.
Wood, at Rs. 500 to Rs. 1,500 and beyond for teak, I support only in independent houses with a deep chajja over the opening. On a flush apartment facade a west facing timber window needs repolishing every second year.
