Direct answer: To move into a Bengaluru flat with only the essentials done, budget for a working modular kitchen, wardrobes in the bedrooms you will use, beds, curtains and basic lighting first. An Essential tier 2BHK typically costs Rs 4 lakh to Rs 7 lakh before 18 percent GST, with loose furniture such as beds and sofa budgeted separately.
Many families get possession of a new flat with a fixed move-in date, a rent agreement ending, or children starting school nearby. Doing the whole home at once is not always possible. The good news is that a home does not need every TV panel, false ceiling and decor wall on day one. It needs a kitchen you can cook in, a place to store clothes, a bed to sleep on and lights that work. This guide shows how to split interiors into a move-in phase and a later phase, what each part costs, and which decisions must still be made on day one so phase two does not mean breaking things.
All figures are planning bands before 18 percent GST from our interior design cost guide for Bangalore.
What counts as "essential" for moving in?
Essential means you can live in the home comfortably and safely without major work around you later. For most families that is:
- Modular kitchen: base and wall cabinets, a sink unit, and space planned for the hob, chimney and fridge.
- Wardrobes: in the bedrooms that will be used from day one.
- Beds: either loose beds or storage beds, with mattresses.
- Curtains or blinds: for privacy, especially in ground and lower floor flats.
- Lights, fans and electrical points: including every point you will need in phase two.
- Painting: if the builder finish is poor or you want a different colour, it is easier before furniture arrives.
- Entrance shoe storage: small, but it keeps the foyer usable.
Move-in budget: phase one vs phase two
| Item | Phase | Typical range (before GST) | What changes the cost |
|---|---|---|---|
| Modular kitchen, basic L shape | Phase one | Rs 1.2 lakh to Rs 1.8 lakh; standard quality Rs 1.8 lakh to Rs 3.5 lakh | Board grade, shutter finish, hardware brand, number of tall units |
| Wardrobes | Phase one (rooms in use) | Three wardrobes plus kitchen for a 3BHK in good plywood start around Rs 2.5 lakh before finishes and accessories | Sliding vs hinged, loft, internal organisers |
| Beds, sofa, dining, curtains, appliances | Phase one (beds, curtains) and later (rest) | Usually budgeted by the family separately, often Rs 2 lakh to Rs 4 lakh depending on taste | Storage beds, fabric choices, appliance brands |
| Painting | Phase one | Rs 15 to Rs 35 per sq ft | Putty work, paint system, wall repair |
| Electrical changes | Phase one | Rs 15,000 to Rs 40,000 | Number of new points and switch moves |
| False ceiling | Phase two | Rs 50,000 to Rs 1.5 lakh; gypsum Rs 75 to Rs 105 per sq ft | Rooms covered, cove profiles |
| TV unit, crockery unit, study, pooja unit | Phase two | Priced by size and finish; see the cost guide | Panelling, back lighting, veneer or stone |
| Decor, wallpaper, accent walls | Phase two | Optional | Easy to add and change later |
For the whole home, the Essential tier runs about Rs 1,200 to Rs 1,800 per sq ft. That puts a 2BHK at roughly Rs 4 lakh to Rs 7 lakh and a 3BHK at Rs 6 lakh to Rs 10 lakh before GST. A move-in phase that covers only kitchen, wardrobes and basics usually sits at the lower end of these bands, and phase two adds the rest when you are ready.
Where not to cut, even on a tight budget
- Kitchen carcass: the kitchen lives with water, heat and daily use. BWP or BWR plywood near the sink is worth it, because replacing a swollen carcass later means removing the countertop too.
- Hardware: hinges and channels are touched every day. Cheap hardware is the first thing to fail.
- Electrical points: plan every point now, including TV wall, study, bedside, and any future false ceiling lights. Adding them later means chasing walls you have just painted.
- Wardrobe size: build the carcass to full size now. You can add internal organisers later; you cannot easily make a wardrobe taller.
What can wait without causing rework
- False ceiling in the living and dining area, as long as the light points and wiring paths are planned in phase one.
- TV unit and wall panelling, if the TV wall points are placed now.
- Crockery and display units.
- Study table or work nook, if a power point is placed now.
- Wallpaper, accent paint, decor and rugs.
- Wardrobes in a guest room that will not be used for the first year.
Bengaluru specifics for a move-in budget
- Association rules after possession: most apartment associations need an interior work request, fix work hours, and may ask for a refundable deposit. Restricted hours stretch a schedule, so ask about this before you fix your move date.
- Festive season lead times: October and November are busy months, and factory slots fill up. If you want to move in by a date, confirm the production slot early.
- Monsoon: if your move-in falls between June and September, choose moisture resistant boards for kitchen and bathroom vanities, and avoid storing boards on site in damp conditions.
- Hard borewell water: many Bengaluru apartments mix borewell and tanker supply. Keep the sink base cabinet in a water resistant board and seal the edges well.
- Off-season savings: if your date is flexible, executing work between April and July can soften rates by 10 to 15 percent.
Move-in interiors checklist
- Confirm carpet area room by room.
- List phase one rooms and items; list phase two separately.
- Fix every electrical point for both phases before painting.
- Choose kitchen and wardrobe board grade and hardware brand in writing.
- Decide beds: loose beds now, or storage beds as part of joinery. Our post on hydraulic storage bed cost helps with that choice.
- Get the association interior work approval and work hours in writing.
- Add 18 percent GST and a 10 percent buffer to the phase one figure.
- Agree a handover date that leaves a few days for deep cleaning before you move.
Frequently asked questions
What is the minimum interior work needed to move into a new flat?
A usable kitchen, wardrobes in the bedrooms you use, beds, curtains and working lights and fans. Everything else can be planned now and built later, as long as the electrical points are placed in the first phase.
Is it cheaper to do interiors in two phases?
Phasing spreads the cost; it does not always lower the total. It stays efficient only if phase two does not undo phase one. Planning all electrical points and joinery sizes on day one keeps the second phase simple.
Should I buy loose furniture or get it built?
For moving in quickly, loose beds and a sofa are faster. Built-in storage beds add storage but take factory time. Many families build the kitchen and wardrobes first and buy loose furniture as needed.
How long does a move-in kitchen and wardrobes take?
A full 2BHK interior typically takes 45 to 75 days after design sign-off. A smaller move-in scope can be faster, but factory slots in October and November fill up, so confirm timelines before you commit to a move date.
Can I live in the flat while phase two is done?
Yes, though there will be dust and noise during work hours. Keeping phase two to items such as false ceiling, TV unit and decor, with points already in place, makes it much easier to live through.
