A flush door is not one product with one price. It is a plywood or MDF skin pressed over a timber frame with a core between, and the same 3 ft by 7 ft door runs Rs. 1,200 to Rs. 9,000 on four levers: glue grade, finish, core and ISI mark.
Here is the part most Bengaluru homeowners get wrong. They price the shutter and are handed a bill 60 to 100 percent higher. A plain moisture resistant shutter at Rs. 1,800 sits inside a sal chowkat costing Rs. 6,800 in timber alone. The frame is the bigger number, and nobody quotes it first.

Take a finished laminated bedroom door, the specification most Bengaluru families choose, and split the bill into real lines. The shutter is Rs. 4,200. The teak chowkat around it, 17 running feet at Rs. 700 per foot, is Rs. 11,900.

This question moves the budget more than any material choice. Keep a sound frame and you buy a shutter, hinges and half a day of carpentry: Rs. 4,500 to Rs. 12,500. Replace it and you add Rs. 2,500 to Rs. 6,000 in materials plus dismantling, and you break the plaster line around the opening, which then needs patching and repainting.

Four checks decide it, and you can do all four yourself in two minutes per door. Look at the gap down the latch edge; even top to bottom means the frame is square. Press a screwdriver tip into the frame at floor level; if it sinks, the timber is gone. Open the door to 45 degrees and let go; a frame that swings it shut has twisted. Last, check the hinge screw holes; packed with filler means the frame will not take another set of screws.

Glue grade is the one specification worth arguing about. MR is moisture resistant, a dry-room glue. BWR is boiling water resistant. BWP is boiling water proof, made to the IS 710 marine standard, and it is what a Bengaluru bathroom door needs.

The premium is about Rs. 1,600 per shutter. Against a bathroom door that delaminates after two or three monsoons and has to be replaced entirely, it is the cheapest insurance on the job. The reverse also holds: a BWP shutter in a bedroom buys resistance to standing water the room will never test. Put that Rs. 1,600 into the finish or the core, where you feel it daily.
Solid Core or Hollow Core, and What Knocking on a Flush Door Tells You
Knock the middle of the shutter with a knuckle. A solid core answers with a dull thud. A hollow core answers with a drum-like resonance you hear across the room. That two-second test tells you more than any brochure.

A solid block-board core costs 15 to 35 percent more than a hollow one and buys weight and sound privacy, which matters where a bedroom shares a wall with a living room. A hollow core is fine for a store or utility opening. Thickness follows the same logic: 30 mm and 32 mm are standard here, while 35 mm or 40 mm costs 10 to 25 percent more and earns it only on heavy-traffic doors.
On brand, the relevant Indian standard is IS 2202, published by the Bureau of Indian Standards in two parts: Part 1 for plywood face panels, revised 2023, and Part 2 for particle and fibre board panels, revised 2022. An ISI-marked door to IS 2202 costs 20 to 40 percent more than an unbranded press door of the same nominal spec, and buys a shutter that stays flat. A warped door cannot be planed straight more than once or twice before the latch stops meeting the strike plate.
